MINUTES OF A REGULA R MEETING OF THE FR IENDSWOOD
PLANNING AND ZONING COMMISSION
January 16, 1986
The Friendswood Planning and Zoning Commission held a regular meeting on Thursday, January 16, 1986, at 7:00 P.M. in the City Hall Council Chambers. The following subjects were considered.

Councilman Prihoda
With a quorum present and with Beggs and Beeth absent, the following business was transacted.
CHESTER DRIVE 1.87 ACRES -PRE APP -KANE SUBDIVISION
Frank Fidelibus presented a drawing of 1.87 ac res locate d on Chester Drive for possible subdividing for the construction of 2 homes. The Commission asked Mr. Fidelibus if the deed restrictions of the area permit subdividing property. Mr. Fidelibus said he had talked with the office of the City Secretary and there were no deed restrictions on file for that particular subdivi sion. The Commissi on told Mr. Fidelibus they will need verification on the status of Chester Drive being an improved or unimproved street to comply with the subdivision ordinance.
REPLAT CHAPPEL HILL -FINAL
A replat of Chappel Hill located off Merriwood was presented being 11.8848 acres subdivided into 14 lots and 1 restricted reserve. The replat involved the shortening of Chappel Hill Drive, the entrance into the subdivision by 40' to improve the drainage facility. Commissioner Todd reviewed the deed restrictions. His only comments were that page 11 ne�ge9 to have the maximum annual assesment blank completed and th� 2nd page appeared to be the lastpage, and if so should be changed ..

VOTE: UNANIMOUS FOR MOTION CARRIED
COMMISSIONER TODD EXCUSED HIMS ELF FROM THE DISCUSSION OF THE NEXT ITEM: CHRISTOPHER SUBDIVISION
CHRISTOPHER SUBDIVISION -FINAL
A final plat of Christopher Subdivision located on Briarmeadow was prese nted, being 2.5518 acres subdivided into 3 lots.
MOTION: (BAKER) To grant final approval on Christopher Subdivision contingent on a letter from the Office of the City Secretary regar ding the City's contract for sewer services to be available to the Christopher Subdivision.

COMMISSIONER KENT BALLARD EXCUSED HIMS ELF FROM THE DISCUSSION OF THE NEXT ITEM: WATERFORD PLACE
WATERFORD PLACE -NAME TO PO SSIBLY CHANGE -PRE APP
Ted Bogren presented a Pre App of 26 acres with ingress-egress from Merriwood and F.M. 518 for subdividing into 6t. lot s. Mr. Bogren is to proceed with prepera tion for his preliminary plat.
TOM KENT -CONSIDERATION FOR A POSSIBLE REZONING REQUEST -14,083 SQ.FT.
Mr. Kent addressed the Commission on a piece of property on the corner of F.M. 2351 and Wan dering Trail for possible rezoning to MFR-L for a duplex. The property is presently zoned CSC and is loca ted behind Kelly's Car Wash on F.M. 2351. The Commission advised Mr. Kent to define the flood line to verify the property is not in the flood way before proceeding with his application for rezoning.

CA STL EWOOD PARK -FIN AL
A final plat of Castlewood Park was presented to the Planning and Zoning Commission. Castlewood Park is located on F.M. 518 and Cedarwood consisting of 10.3973 acres being 5 reserves.
MOTION: (BALLARD} To approve Cas tlewood Park contingent on the removal of PA RK proceeding Cedarwood Street and the variation of the side lot building line on reserve A to confor m with the ordinance.
SECOND : (TODD}
VOTE: UNANIMOUS FO R MOTION CA RRIED
ELECTION OF A CHAIRMAN AND VICE CHAIRMAN
The Planning and Zoning Commission held an election for Ch airman and Vice Ch airman of the Planning and Zoning Commission. They are as follows:

FO REST BEND PROPOSED RECOMMENDATION FO R ZONING
Kent Ballard presented a map locating all the areas in Forest Bend for the purpose of recommending zoning for the recently annexed ares. The legal description will be needed to identify the undeveloped property in Forest Bend.
MAYOR LOWE ADDRESSED THE CO MMISSION
The Mayor addressed the Planning and Zoning Commission regarding the various projects and committees appoint ed by the City Council.
