HomeMy WebLinkAboutP&Z Minutes 1985-04-18 Regularr-1 I u MINUTES OF A REGULAR MEETING OF THE FRIENDS WOOD PLANNING AND ZONING COMMISSION April 18, 1985 The Fr iendswood Planning and Zon ing Commission held a regular meeting on Thursday, April 18, 1985, at 7:30 p.m. in the City Hall Council Chambers. The following members were present. Miller -Chairman Holt Wetzel Cress Belden Beggs Brown (8:30) With a quorum present and with none absent, the following business was transacted. BAY PARK R.G. Miller presented a prel iminary plat of 116.4800 of 321.257 acres loca ted on F.M. 528 and Bay Area Blvd. in Harris County. The plat presented shows 6 lots co ntaining the following. Lot 1 11.3636 acres Lot 2 20.6612 acres Lot 3 19.8577 acres Lot 4 14.6924 acres Lot 5 6.2443 acres Lot 6 36.1998 acres A public hear ing was held on December 20, 1984, with the following request for rezoning. 38.927 FROM SFR TO CSC 83.837 FROM SFR TO OPD 59.604 FROM SFR TO SFR SPECIAL USE 138.889 FROM SFR TO MFR-H BAY AREA BLVD. 3.9486 ACRES PLYMOUTH COLONY Drive 3.5124 ACRES [" 1 I l u Page 2 April 18, 1985 On December 20, 1985, the Planning and Zoning Commission recommended the City Council approve the request. The question arose as to whether the developers included Bay Area Blvd. acreage in the density. The developers were not sure it was included. It was requested this question be resolved because once a street is dedicated the acreage cannot be counted in the density. The developers requested a name .change of the development to BAYPARK, as one word. SHEERAN ESTATES -FINAL A plat of 2 lots located on Fallingleaf and consisting of 3.6813 acres was presented to the Planning and Zoning Commission for final approval. MOTION: (HOLT) To give final approval of Sheeran Estates, located on Fallingleaf and being 2 lots. SECOND: (WETZEL) VOTE: UANIMOUS FOR MOTION CARRIED PARTIAL REPLAT -PHASE ONE AND TWO 11 THE PARK" -PRELIMINARY A partial replat of ph ase one and two of The Park was presented to the Planning and Zoning Commission. The request is for 21 lots consisting of 11.294 acres located on F.M. 528. MOTION: (CRESS) To give preliminary approval to the partial repla t of phase one and two of The Park, contingent on the following: 1.Rezoning approval by the City Council2.Deed Restrictions SECOND: (WETZEL) VOTE: FOR UNANIMOUS MOTION CARRIED I Page 3 April 18, 1985 TIMBER FIELD FOREST -PRELIMINARY A plat of 13.6814 acres was submitted requesting subdivision into 24 lots and located on Whispering Pines. The tract was previously submitted as Gemini Oaks. The following motion was made. MOTION: (WETZEL) To give preliminary approval contingent on the following: SECOND: _(BROWN) 1.Street name change2.Fire hydrants to be relocated3.Deed Restrictions -to includemaintenance of the common area VOTE: FOR: Wetzel, Brown, Miller, Beggs and Belden against; Cress and Holt MOTION CARRIED REPLAT -FIELDCREEK FOREST -PRELIMINARY A replat of Fieldcreek Forest Subdivision was submitted consisting of 51.4052 acres subdivided into 54 lots and the only required changes as listed below. 1.Street name change2.Modify Ex xon pipeline easement MOTION: (HOLT) To give prelijminary approval to the repla t of Fieldcreek Forest Subdivision. SECOND: (WETZEL) VOTE: FOR UNANIMOUS COUNCILMAN WICKLANDER MOTION CARRIED Counc ilman Wicklander addressed the Planning and Zoning Commission regarding Commercial deve lopment for a single business. He told the Commission Council would like to see the classification of the OBD expanded, which the City Attorney said could be done by removing the w ord continuous from the zoning ordinance. The Commission explained the OBD was placed in the ordinance in order to have proper zoning for the old existing businesses which do not conform to the commercial classification requirements of the [ l !I L Page 4 April 18, 1985 present zoning ord inance. The Commission feels the NC district can be used for rsii.:ngle commercial businesses as the differences between the OBD and NC are minor. It was suggested one of the Commissioners address the City Council in regar.d to the commercia l districts of the present zoning ordinance. The meeting was adjourned. �/7thv¼,/
