MINUTES OF A REGULAR MEE TING OF THE FRIENDSWOOD
PLANNING AND ZONING COMMISSION
April 4, 1985
The Friendswood Planning and Zoning Commission held a regular meeting on Thursday, April 4, 1985, at 7:30 p.m. in the City Hall Council Cha mbers. The following members were present.
Miller -Chairman Wetzel Beggs Cress Belden Holt Brown (7:45)
With.a quorum present and with none absent, the following bu siness was transacted.
CEDARWOOD TOWNHOMES -PRELIMINARY
A preliminary plat of Cedarwood Townhomes was presented to the_ Planning and Zoning Commission. On September 6, 1984 4 items were needed before preliminary ap proval, which have been complied with. Cedarwood Twonhomes are to be located on F.M. 2351 being 45 lots on 8.1 acres.
MOTION: (HOLT) To give preliminary approval contingent on the following items.
SECOND: (CRE SS)
1.Preliminary plat fee2.Signature of an engineer representingthe City of Friendswood. MalcolmCollins the City Engineer was theengineer and this will eliminate aconflict of interest.
VOTE: FOR: Holt, Cress, Beggs, Belden, Wetzel and Miller ABSTAINED: Brown (late arrival)

DISCUSSION FOR POSSIBLE REZONING
Kim Reed owns 1.7 acres located on F.M. 2351, where presently there are 3 dwellings. Mr. Reed would like to use .710 of the acreage behind the dwellings to construct warehouse storage and later remove the dwellings and build a building with lease spaces. The land is presently zoned CSC in which the lease building could be built but the storage wharehouse would require a change of zoning.
MELCER -PRE APP - 7 ACRES -12 LOTS
Mr. Melcer presented a drawing of his proposed subdivision showing the existing structures with the set backs as requested. Mr. Melcer is to return to the next meeting of the .Pl:anning,.·and· zor1ing1� C<l>rornission •.with his prel.iiminary plat.
REZONING RECOMMENDATIONS TO COUNCIL
PUBLIC. HEARING HELD APRIL 1, 1985 REQUEST: INDUSTRIAL TO CSC -INTERSECTION OF F.M. 2351 AND HOPE VILLAGE ROAD
MOTION: (CRESS) To recommend to City Council the rezoning of the following: 4.744 acres loca ted on F.M. 2351 has 300' now zoned CSC therezoning request if for the remainderof the acreage to be zoned CSC.
SECON D: (BROWN) VOTE: UNANIMOUS FOR MOTION CARRIED
PUBLIC HARING HELD APRIL 1, 1985 REQUEST: MFR-L TO SFR "THE PARK" -F.M. 528
MOTION: (CRESS) To recommend to City of the following: Lot 1 & 2 Block 1 Lot 1 - 9 Block 2 Lot 1 -10 Block 3 SECOND : (HOLT) VOTE: UNANIMOUS FOR

MEMO'S TO BE SENT TO THE CITY COUNCIL WITH THE PLANNING AND ZONING COMMISSION RECOMMENDATIONS FROM THE PUBLIC HEARING HELD APRIL 1, 1985.
FALLINGLEAF -FINAL
A final plat of Sheeran Estates, two lots located on Fallingleaf was presented to the Planning and Zoning Commission. The following items need to be completed before final approval.
1.Final Plat Fee to be paid2.Set backs to be shown on the plat3.Signatures4.Milar for recording
CHRISTOPHER SUBDIVISION -PRE APP
A plat for the Christopher Subdivision was presented to the Planning and Zoning Commission. Christopher subdivision is 2.5518 acres to be subdivided into 3 lots, located on Briarmeadow Drive.
TIMBER FIELD ESTATES -WHISPERING PINES
The Planning and Zoning Commission received a plat of Timber Field, previousely named Gemini Oaks, located on Whispering Pines. Timber Field Estates if 13.6814 acres platted into 24 lots on 3 blocks. No one was at the meeting to represent the development and answer questions so the following motion was made.
MOTION: (BEGGS) To table the plat SECOND: (HOLT) VOTE: UNANIMOUS FOR MOTION CARRIED
