MINUTES OF A REGULAR ME ETING OF THE FR IENDSWO OD
PLANNING AND ZONING COMMISS ION
March 21, 1985
The Friendswood Planning and Zoning Commission held a regular meeting on Thursday, March 21, 1985, at 7:30 p.m. in the City Hall Council Chambers. The following members were present.

With a quorum present and with none absent, the following bus iness was transacted.
The Planning and Zoning Commission received notification Bob Belden was appointed to the Planning and Zoning Co mmission replacing Bill Jones March 5, 1985.
HERITAGE VI LLAGE CENTER -F. M. 2351 -4.744 ACRES
Mr. Baumann presented a plat of property to be developed exactly as previously presented, however the building has been redesigned due to fire zone requirements by the City of Friendswood Fire Mar shal. The plat is showing a 20' wide fire lane the entire le ngth of the center. The Fire Marshal has advised Mr. Baumann since each side of the property is a dedicated road, the access must be from the front of the center. He also told Mr. Baum ann the fire zone could not be in the rear of the center because of the loading and unloading of vehicles. Mr. BAum ann is 32 parking spaces short for this center. Chairman, Ralph Miller is to talk to the Fire Marshal about the relocation of the Fire Zone as shown on the plat in order to allow for more parking spaces. The following other items also need to be resolved.
1.60' right-of-way to the back of property -extension of HopeVillage Road.

PRE APP -GR EENBRIAR - 7 ACRES -11 LOTS
Harry melcer presented a pre-app drawing of 6.713 acres to be developed into 11 lots. The lots are to face an extension of Buckingham cross ing Greenbriar. Mr-Melcer's house is located on lot 9. The following items are to be shown on the pl at for the preliminary approval.
1.The location of all existing structures, set backs from lots8 and 9.2.Show utility lines3.60' right-of-way4.Curb and Gutter5.Fire Hydrants6.Any existing ease ments or pipe lines
COUNCILMAN WICKLANDER
Councilman Wicklander addressed the Planning and Zoning Commission in reference to property located on F.M. 528. The tract of land is 160' deep and 1100' in width and zoned MFR-M. The City Council has agreed to leave this tract commercial in a trade for a tract belonging to Mr. Montgomery located on F.M. 518 and to be used for a proposed new City Hall. The tract on F.M. 528 has never been rezoned and is presently zoned MFR-M. Councilman Wicklander on behalf of the City Council is requesting information for a rezoning change to CSC. It was pointed out the present zoning ordinance requires a 200' depth for a CSC zone. Councilman Wicklander told the Commissi on he thought a contract had been made on 300', it was suggested petpahs the 1100' could be subdivided into three 300', tracts and could also be rezoned to NC which only requires a depth of 100' for development. Councilman Wicklander told the Commission he would need to acquire more information on the type of development in order to request a zoning classification change.
