BOGREN EXPLAINED THAT THE SAME PROBLEM EXISTED WITH THIS PLAT AS HAD EXISTED WITH SUM-KX)D. HE f l l P&Z 10/18/90 EXPIAINED THERE WERE 5 LINES THAT WERE INCORRECTLY DRAWN AND WERE CHANGED ACCORDINGLY. CXM-ITSSIONER COLBURN MADE A MOTION THAT THE CORROC'TED PLAT OF SUNSET MEAIXWS BE APPROVED. SECOND: W.ABSON VOTE FOR: UNANIMOUS OPPOSED: NONE MCYI'ION CARRIED 4.PRE APP -1-IUNTING'IDN l\100DS -3. 979 ACRES ON FM 518 (HAUsr,-TM) -AL LENTZ PRFSF.ffl'ED THE PRE APP FOR HUNI'ING'IDN WOODS. CHAIRMANBAKER ASKED IF A TREE SURVEY HAD BEEN PREPARED. MR. LENTZ SAIDTHAT A TREE SURVEY WAS BEING PREPARED AND IT WAS THE INTENT OF THEDEVELOPER TO SAVE AS MANY OF THE TREES AS WAS POSSIBLE. LENTZSAID THAT THE DEVELOPER HAD HIRED A LANDSCAPE ARCHITOCT WHO WASDEVELOPING A PLAN 'IO SAVE THE TREES, DESIGNING THE PARKING AREASAND INTERIOR SIDEWALKS AROUND THEM, ETC. HE ADVISED THECCM,1ISSION THAT TREES, DETRIMENTAL TO THE BUILDING SI.ABS, IDUID BEREMOVED. CHAIRMAN AA.KER Ca.1MEN'I'ED THAT IT WOULD BE DESIREABLE 'IDRELOCATE SCME OF THE TREES TO CITY PARKS OR BASEBALL FIELDS RATHERTHAN CUTI'ING THEM DOWN, AND IF IT WF.RE POSSIBLE, THE DEVELOPERMIGHT CONSIDER THAT OPTION. ENGINEER THOMPSON ASKED IF THEDEVELOPER, ARCHITOCTS, ETC. WERE AWARE OF THE REQUIREMENT IN THEZONING ORDINANCE RffiARDING THE PRESERVATION OF TREES WITHIN 'IWENTYFEET OF THE RIGHT-OF-WAY LINE OF lillY .M7hTOR THOROUGHFARE. LENTZSTATED THAT THEY WERE AWARE OF THE REQUIREMENT. LENTZ ADDED THAT THERE HAD BEEN DISCUSSION OF DRAINAGE RETENTION AND THE PRELIMINARY FIGURES INDICATED THAT WATER COUID BE HELD WITHIN THE PARKING AREAS, NO GREATER THAN SIX INCHES IN DEPI'H. HE ADDED THAT THE DEVELOPER WAS AWARE OF THE REQUIREMENT REGARDING FENCING AGAINST A RESIDENTIAL AREA. THE PRE APP WAS APPROVED BY THE CCM-1ISSION. 5.DISCUSSION .. 22 ACRES -BUD McOONAID AND '!'CM NORTHRUP ENGINEER THCMPSON REMINDED THE CCMMISSION OF THE I.OCATION OF THE PROPERTY AND ADVISED THEM THAT McOONALD AND NORI'HRUP HAD ASKED HIM (THCMPSON) TO PREPARE A LETTER. THE LETrER IS TO STATE THAT PLANNING AND ZONING HAD REQUESTED THE DEVELOPER GAIN ACCESS TO FM 2351 THROUGH ONE OF THE TRACTS ADJOINING, RATHER THAN TO GAIN ACCESS ON BLACKHAWK. THCMPSON STATED THAT THE DEVELOPER'S INTENT WAS TO REZONE THE PROPERTY TO SINGLE FAMILY RESIDENTIAL. THE CCT�USSION AGREED THAT THEIR PURPOSE WAS TO RESTRICT' TRAFFIC ON BLACKHAWK A'!\1D AtJrHORIZED THOMPSON TO WRITE THE LEITER ON THEIR BEHALF. 6.PRE APP -BOCA RATON -BOGREN BOGREN PRESENTED THE PRE APP FOR BOCA RA'roN EXPLAINING THAT THE DRILL SITE FOR EXXON WAS 'ro BE RELOCATED; IN DOING SO, BaI'H PIECES OF PROPERTY WOUID HAVE 'ro BE REZONED. ENGINEER THC1-1PSON EXPLAINED THE SITUATION Rm"\RDING PROPER'l"'Y BOUNDED BY MIILS, SUNSET, BRI�1EADOW, AND GREENBRIAR. HE STATED THAT SC1-1E OF THE PROPERTY CWNERS HAD PREPAID AT A REDUCED RATE; H™1EVE'.R, THERE WERE SEVERAL WHO HAD N<YI'. AT PRESENT, THOSE PROPERTY OONERS WHO HAD Nar PREPAID WOUID FAIL UNDER THE CITY WIDE FEE OF $840 AS THIS AREA WAS Nar CONSIDERED IN THE NEW CIP STUDY. THO1PSON MADE A REO»lMENDATION THAT THE CIP ADVISORY CCMMI'.ITEE BE .RECONVENED TO ESTABLISH GUIDFJ,INES FOR THIS AREA. HE PRESENTED AN ESTIMATE OF $2,500 WHICH hUUID BE A MORE muITABLE FIGURE FOR SEWER SERVICE IN THAT AREA. W. ) ro-1MISSIONER WASSON REC(M,1FNl)ED THE COMMISSION REVIEW THE POLICY SECTION OF THE ca@REHENSIVE PLAN AND EXPRESSED HER CONCERN THAT POLICIES MIGHT NEED EXPANDED. SHE FURTHER STATED THAT SHE IDUID LIKE A MASTER PARK PLAN TO BE DEVELOPED AND RECCM-1ENDED A JOIN!' MEETING OF THE PARKS BOARD.
