FURTHER EXPLAINED THAT THE COUNTY IS PROPOSING TO WIDEN WINDEMERE ROAD
TO A FOUR LANE HIGHWAY AND IN SO DOING, IDULD POSITION THE ROADWAY
APPROXIMATELY 8 TO 10 FER!' FRCM THEIR BARNS. ON BEHALF OF THE
ASSOCIATION, HE WISHED TO INTRODUCE ALTERNATE WAYS THAT, IN THEIR

ALREADY SOLD OUT. HE SUGGESTED PAVING OLD ROAD, OR PREFERABLE SHOOTING
STAR, WHICH l\UUID ENABLE PROPERI'IES WITHIN THAT AREA TO BE DEVELOPED.

MR. ST, CRICQ ADVISED THAT COUNTY CCM,USSIONER WAYNE JOHNSON IS IDRKING
WITH LEAGUE CITY AND HAD INFORMED MR. ST, CRICQ OF THE COUNTY'S PLAN TO
ASK FRIENDffi«X)D FOR A PORI'ION OF THE ROAD, CHAIRMAN BAKER SAID THAT
MR. JOHNSON HAD REX;;lUFSTED FRIENDffi«X)D PROVIDE A PORI'ION OF THE

MR. CAMPBELL REMINDED THE CCMMISSION THAT THE WIDENING OF WINDEMERE ROAD WOUID AISO DETOUR PEOPLE AROUND THE BUSINESSES LOCATED AT '!'HE INTERSECTION OF FM 528 AND FM 518. ENGINEER HENGST ASKED IF THE HCMEmNER' S ASSOCIATION, OR THEY AS INDIVIDUAIS, v.UUID BE WILLING TO EX'l'END THEIR IillS Al\10 PURCHASE THE RIGHT-OF-WAY FRa1 THE CITY. BOl'H GENTLEMEN AGREED THE HCMOCWNER'S IN RANCHO VIEJO WOUID BE WILLING TO PURCHASE THE R1:GHT--OF-WAY, IF THE CITY WERE IN AGREEMENT. ca,1MISSIONER BAKER SAID THE PLANNING AND ZONING CCMMISSION WOULD TAKE MR. 3.CONSIDERATION AND POSSIBLE ACTION -FINAL PLAT -SIMPSON ADDITION(KENTUCKY FRIED CHICKEN) -JIM THCMPSON -FM 528 AND WINDING WAY.
CHAIRMAN BAKER REMINDED THE CCMMISSION THEY HAD RECCMMENDED A CHANGE IN 'I'HE MATRIX TO READ 75 F'EET BY 100 FEE1' OF THE MINIMUM IJYr SIZE WITHIN A CSC, WHICH HAD BEEN DENIED BY THE CITY COUNCIL. CHAIRMAN BAKER AISO INFORMED THE CCM,ITSSION THAT THE CITY ATTORNEY STATED HE FELT THERE WAS A WAY TO WORK KENTUCKY FRIED CHICKEN IN THE CSC ZONE AND HAS AGREED TO MEFl' WITH THE c::a.1MISSION THE FIRST OF JANUARY. BAKER ADDED THAT THE CI'I'Y ATTORNEY WOUID HELP THE CCM-1ISSION ARRIVE AT AN muITABLE SOLUI'ION AND UNTIL A SOLUI'ION WAS FOUND, NO ACTION COUID BE TAKEN BY THE CXM1ISSION.
4.CONSIDERATION AND POSSIBLE ACTION -PRELIMINARY PLAT -76.4855ACRES OFF OF FM 518 -FAGLE LAKES SUBDIVISION -MITCH MITCHELL.
IN REVIEWING THE PLAT, CCMMISSIONER WASSON ASKED IF FAGLE LAJ<ES DRIVE WAS THE ROAD WHICH IDUID TIE INTO FALCON RIDGE 3 TO SATISFY THE CONCERNS THE FIRE MARSHAL. SHE EXPLAINED TO THE CQ�SSION THAT THE FIRE MARSHAL HAD REX;)UIRED 2 POlN.I'S OF INGRESS AND EGRESS. MR. MITCHE[J_, SAID THAT IT WAS AND ADDED THAT HE HAD CONFORMED TO ALL THAT THE C(MIITSSION HAD ASKED HIM TO DO IN THE

ENGINEER HENGST RECCMMENDED APPROVAL OF THE PRELIMINARY PLAT; HCWEVER, GAVE A LIST OF ITEMS 'IO BE ADDRESSED PRIOR 'IO FINAL PLAT APPROVAL (ATI'ACHED). MR. MITCHEf.J., ASKED FOR CLARIFICATION OF THE 90' MINIMUM REQUIREMENT FOR rm WIDTH. IT WAS HIS UNDERSTANDING THA'l.1 THE 90' WIDTH MINIMUM AT THE BUILDING LINE, WOULD BE AC'CEPTABLE ON CURVED STREET, AS IT IS ON A CUL-DE-SAC. HE EXPLAINED THAT THE rms WOUID EXCEED THE MINIMUM rm SIZE RE))UIREMENT IN SQUARE FEET, AND ASKED THE (Il.1MISSION 'IO APPROVE THE 90' WIDTH MINIMUM AT THE BUILDING LINE WITH APPROXIMATELY 80' 'IO 85' FRONTAGE ON THE ROADWAY. HE FURI'HER EXPLAINED A CCMPUTER ERROR IN HIS DRAWING, NCYI'ING THERE WOUID BE A SLIGHT MODIFICATION IN HIS FINAL DRAWINC',,S; THE rm LINE ON rm 5 ¾O{JI1) BE M:>VED, AND rms 2 AND 3 OF BL<X'.K 4 WOUID BE ENLARGED. ENGINEER HENGST EXPLAINED '!BAT CURVED STREEI'S WERE NOT ADDRESSED IN THE SUBDIVISION ORDINANCE.
ca-1MISSIONER WASSON ASKED IF THE ROAD GOING IN'l'O FALCON RIDGE 3 HAS THE SAME NAME AS THE ROAD IN EAGLE LAKES ESTATES. CHAIRMAN BAKER SAID IN THE PRELIMINARY PLAT, THE ROAD IS NAMED EAGLE LAKE DRT:VE BUT THE CCMMISSION WOULD HAVE 'IO ADDRESS THAT QUESTION LATER. MR. MITCHELL EXPRESSED HIS OPINION '!'HAT IF A NAME WERE NCY.r AGREED UPON BY THE DEVELOPERS, THEN THE NAME SELECI'ION SHOULD BE GIVEN 'IO THE DEVELOPER WHO F'ILED FIRST. CHAIRMAN BAKER CONCURRFD WITH MR. MITCHELL.
CCMMISSIONER WASSON ASKED FOR THE REQUIREMEt-i"TS OF THE DRAINAGE ca-1MISSION. ENGINEER HENGST REPLIED THAT FOR PRELIMINARY APPROVAL, THE DRAINAGE CCM,1ISSION WANI'ED A 65' RIGI-IT-OF-WAY FRCM THE CENTERLINE OF CHIGGER CREEK WHICH HAS BEEN SATISFIED. ADDITIONAIJ.,Y, FOR FINAL APPROVAL THEY WANTED DATA WITH THE SIZE OF THE DEI'ENI'ION POND SITE, OR BASICALLY THE DRAINAGE CALCULATIONS. CLARIFICATION OF THE CENTERLINE OF CHIGGER CREEK IN THE FM 518 BRIDGE AREA IS ALSO REQUIRED F'OR FINAL APPROVAL.
CHAIRMAN B.A..KER ADDRESSED THE CONCERN OF THE FIRE MARSHAL, (i.e. "SUBDIVISION ON A STICK") AND ADVISED THE COMMISSION IF FAICON RIDGE DIDN'T DEVELOP, EAGLE LAKES TOO, WOUID BE A "SUBDIVISION ON A STICK" BUT QUESTIONED IF IT WERE POSSIBLE 'IO Gm' BOTH SUBDIVISIONS DEVELOPED AT THE SAME TIME. a»1MISSIONER WASSON ASKED ABOUT THE STREET NAME REVISION REQUIRED BY THE FIRE .M.ARSHAL. ENGINEER lillNGST REPLIED THAT THE REQUIREMENI' HAD BEEN MET. MR. HENGST AISO EXPLAINED THAT THE FIRE MARSHAL, VANCE RILEY, HAD NOT SEEN THE LATF.ST REVISION. MR. MI'IUIELL 'IOLD THE CCMMISSION IF MR. Rilli-Y WERE NCY.r IN AO:ORDANCE WITH THE "NEW" NAMES, THEY WOULD READILY BE CHANGED.
CHAIRMAN BAKER ASKED THE CCM1ISSION FOR THEIR SUGGESTIONS REGARDING THE 90 ' MINIMUM rm WIDTH. CCM-1ISSIONER WASSON 'IOLD MR. MI'IUIELL, IF HE WAS UNABLE 'IO PROVIDE THE 90 FEET AT THE BUIIDING LINE, HE WOUI.D HAVE 'IO ELIMINATE A Im 'IO MEET THE REQUIREMENTS. MR. EXPLAINED THAT HIS BUIIDER REQUIRES AT LEAST 90 FEET AT THE
BUIIDING LINE AS WELL, DUE TO THE LARGE SIZE OF THE Ha.1ES.

I recacmend prelimina.ry plat approval for Eagle Lakes subdivision. The following items rrrust be addressed prior to final plat approval though:
1.P. c. and P. T. ' s locat ed on ALL exterior boundary lines
2.lot 10, block 3, section 1 and lot 9, block 1, section 3: Thewidth on these lots rrrust be a minimtnn of 90 feet at t.heright-of-way.
3.Include legend for abbreviations, (SBL, BL, R, L, etc.)
4.Signature block is to be on constructin plans only.
5.Completion of requirements of Clear Creek Drainage District perletter fran Faye Dykes to Claudia Brinkman.
6.Street name revisions be approved by the City Fire Marshal.
7.Fire hydrant spacing be addressed in the construction plans andapproved by the Fire Marshal.
