HomeMy WebLinkAboutP&Z Minutes 1978-07-20 Regular\ l ( u MINlITES OF A REGULAR MEETING FRIENDSWOOD Pl.ANNING AND ZONING COMMISSION July 20, 1978 The FriendsvK:>od Planning and Zoning Corronission met in a regular meeting on Thursday July 5, 1978 in the City Hall with the foll owing members present: R.Utley -Act.u1g ChairnanR.MoraP. J. MizeJ.TarrH.RawleyR.Phillips (arrived 8:20 p.m.) With a quorum present and Tracy Spears absent, the follooing items of business was considered. APPROVAL OF MINUTES -Minutes of the June 15, 1978 meeting were approved as read. ERNIE MATr -THOROUGHBRED FARM The Corronission reviewed the minutes of the 1976 meeting concerning Thoroughbred Farm, after which they advised Mr. Matt he would have to replat. The Corronission also considered the existing street, currently li:rrestone. They advised Mr. Matt they rould not give any approval of a li:rrestone street and advised him to seek help from the Council for improvements to Lundy Lane. The Corronission also advised him to consider the water and sewer facilities. The same also was applied to a second proposal of 12 tracts on Lundy. MOTION: (Mize) to reject the preliminary plat of Throughbred Farm as it exist. Serond: Tarr Vote: Unaninous FOR MOTION CARRIED SUNPARK ESTATES (final) Mr. Murphy has been given approval from the Drainage Drainage District, and the City Engineer with minor changes., to be overseen by the City Engineer for Sunpark Estates Subdivision, MOTION: (Mize) to approve for final Sunpark Estates Subdivision contingent on the City Engineers approval of minor changes. Second: Tarr Vote: Unanimous FOR MOTION CARRIED 11 l l l MAINLAND SAVINGS Mr. Al Bowe presented plans for a new Mainland Savings building to be constructed at FM 2351 and FM 518. The Commission advised Mr. Bowe to consult with the Drainage District on drainage, also they asked for the installation of 4 1 sidewalks on FM 2351 if feasible. MOTION: (Mora) to approve the installation of 4' sidewalks on FM 2351 if feasible. Second: Mize Vote: Unanirrous FOR MOTION CARRIED MOTION: (Phillips) to approve contingent on drainage approval fr'Om the Drainage District . i'; Second: Mize Vote: Unanirrous FOR MOTION CARRIED 1':refering to ordinance for drainage of the area. INTERFIELD ENTERP RIZES -RESERVE F OF POLLY RANCH Mr. John Hook presented plans for Frenchman's Cre ek ( a ta-mhouse development in Polly Ranch). There is a total of 16 acres in Reserve F. The plans reflect 3 units per acre and are designed for a flood plane area. Mr. Hook proposed private streets of concrete with curb and gutter. The Commission advised Mr. Hook to check into the flood plane ordinance. MOTION: (Rawley) to approve Frenchman's Creek for preliminary. Second: Mora Vote: FOR Utley, l'-'bra, Rawley, Phillips, Mize ABSTAINED: Tarr MOTION CARRIED GEORGE ROSEN -SHOPPING CENTER ON FM 2 351 Mr, Rosen is prop osing a shopping center on 2,169 acres along FM 2351. There would be offices built over a retail area. After reviewing the plat, the Commission asked Mr. Rosen to consider the follc:Ming: 1.Parking a,rrangement and the traffic flow using angularparking pattern.2.Dumpster locations , and screening3 .
