MIN""UTES OF A REGULAR ttEETING
FRIENDSWOOD PLANNING & ZONING cav.MISSION
March 16, 1978
The Friendswood Planning and Zoning Ccmnission met in a regular meeting March 16, 1978 at 7:30 p.m. in the City Hall with the following members present:

With a quorum present the following business was transacted:
DENNIS HOLT -CONOCO PIPELINE
�r. Holt represented residents of the Village Green Subdivision on a proposed pipeline by Conoco. The pi p:!line would run behind Village Green to link with a line at another area. Mr. Wilson also spoke to the Conmission. The primary reason for the discussions being the safety and welfare of the ccrrrnunity.
After listening to the discussions the Ccmnission informed the public their presence wuold be necessary at the time when a public hearing would be held for the proposal.
BILL WCX)D -MILLWOOD SUBDIVISION (preliminary)
Mr. Wood presented preliminary plans of Millwood Subdivision to the Carrnission for their approval. At this time the drainage district has given their approval. After reviewing the plat the Ccmnission asked for a rounded corner on Highland Bend.

TED BCGREN -QUAKER VILLAGE (preliminary)
The plans now show lots 1-5 as single family residential along Quaker Drive with the remaining as 10 duplex units. There would be a 32' right-of-way for the interior street with tv10 15' eas ements at the sides.

TED BCGREN -COWARD CREEK SUBDIVISION IV & V (preliminary)
Mr. Bogren presented the preliminary plat for Coward Creek Subdivision Sections IV & V for approval.

Mr.s Elliot presented plans for three duplex units at Winding Way. The property has 96 ' frontage with open ditch. The Calmission liked the concept for the area.
HAROLD BENSON -PA TIO Hav!ES AT WINDING WAY (preliminary)
Mr. Benson came before the Carmission with plans for Patio Hanes at Winding Way. There is to be an 18' drive between the two buildings. The Carmission asked that the owners be responsible for removing the fence fran the easerrent if necessary, and the deck be left off the end unit closest to the easerrent.

MITGI MITGIELL -SUBDIVISICN AND OFFICE BUIWil\-r; AT FM 518
Mr. Mitchell presented plans for a 52 lot subdivision with 90' frontages, concrete curb and gutter. The camtlssion discussed improverrents to Leisure Lane with Mr. Mitchell. Leisure Lane being the street in front of the Subdivision. Mr.. Mitchell asked that the property facinq FM 518 be rezoned to C-3 for purpose of an office builainq. The Ccmnission advisea Mr. Mitchell of rezoning procedures.
JAO<IE KIRKLAND -RESIDENCES ON v!IIDERNESS TRAIL
Mrs.Kirkland wishes to build two homes on two five acre tracts at the end of Wilderness Trail. The Comnission advised Mr. Kirkland the property would have to be subdivided and to contact an engineer.

DAI.LAS ANDERSOO -REZONING CT\1 FM 518
Mr. Anderson is requesting a piece of property 146' X 154' in front of Bayou Gardens facing FM 518 be rezoned in order to sell plants and operate a ceramic business. The property is currently zoned R-1 and the request would be to change into C-1. The Carmission is to arrange a public hearing on the request.
JANET r-.�ILLING -REZOOING FOR TOv-.'NHOUSF.S ON FM 528
Mrs. Milling is planning to develope twenty acres for townhouses on FM 528. She proposes 60 units with 5 acres for recreational. The Carmission informed her the property would need to be rezoned and a public hearing would have to be called.

MOI'ION: (P. J. Mize) to call a public hearing for April 6, 1978 to rezone the remaining part of Hidden Cove fran R-1 to R-3. Second: R. Utley Vote: Unanimous FOR lV'DI'ION CARRIED
A motion was made for adjournment. The rreeting adjourned at 11:20 p.m.
