MINUTES.OF A SPECIAL ME ETING OF THE FRIENDSWOOD
PLANNING AND ZONING COMMISSION
August 11, 1983
A Special Meeting of the Friendswood Planning and Zoning Commission was held at the City Hall on Thursday, August 11, 1983, at 7:30 p.m. with the following members present.
Cress -Chairman Jones Beggs Miller Vice Brown
With a quorum present and with Hoppe absent, the following business was transacted.
PUBLIC HEARING
A Public Hearing was called to request rezoning of 135.29 acres from Specific Use to R-1, located on F.M. 528. The hearing date will be September 1, 1983.
REVISION COMMITTEE (SUPER)
Ralph Miller a member of the Revision Committee reported to the other Commissioners the Committee's recommendations. This Committee was formed to study the present Sign and Zoning Ordinan ces and discuss possible revisions. The following items were their recommendations.
1.Raising slabs to a higher level2.Present lot size should not be reduced.3.The proposed ordinance regarding the City being allowedsome assurance of what actually flows through pipelinesshould be passed.4.Home not to be nuilt on 45' lots; this can be done underour present ordinance. The Planning and Zoning ispresently working on not allowing lots smaller than 90'.

5.Reducing rear setback requirements was a split decision.6.Additional multi-family dwellings was a definate no.The Planning and Zoning Commission would like to see a PUDconcept into the Zoning Ordinance.7.The Nuisance Ordinance would be different in each zone.8.Future Growth Committee is reque sting a portion of theparking area should be required for landscaping.9.The . Planning and Zoning Commission should require that platsof Commercial development be brought before the Planning andZoning Commission. The multi-family units considered as acommercial venture.10.Portable buildings should be controlled through the buildingcode.11.In ETJ the density can be controlled through the SubdivisionOrdinance.12.Portable signs, the ordinance should allow 50' signs ratherthan 4'x-8' for portable signs.13.Re-submission of request for a variance for those who wish toreturn to the BOA for a second hearing a subsequent fee shouldbe charged. Planning and Zoning Chairman would like a timelimit of one year to be discussed.
ZONING ORDINANCE
The Commission worked the proposed Zoning Ordinance outline with input from each Commissioner.
The meeting was adjourned.
