HomeMy WebLinkAboutP&Z Minutes 1983-07-21 RegularI l I I L MINUTES OF A REGULAR MEETING OF THE FRIENDSWOOD PLANNING AND ZONING COMMISSION July 21, 1983 A Regular Meeting of the Friendswood Planning and Zoning Com mission was held at the City Hall on Thursday, July 21, 1983, at 7:30 p.m. with the following members present. Cress -Chairman Vice Hoppe Beggs Brown Jones Miller Nick Capuano -Building Inpsector With a quorum present and with none absent, the following business was transacted. SAN JOAQUIN PARKWAY -TOWN HOMES Dr. Dawson presented a preliminary plat of 99.11 acres with 429 townhomes. He has reduced the density on his pre-app of 453 lots to 4.4. MOTION: (Hoppe) To give prelimi nary approval contingent on the following items. 1.Fire Department review2.Police Department review3.Deed Restrictions4.Fire Hydrants shown on plat 5.Approval of CCDD6.Sidewalks shown on the plat7.Street names SECOND: (Miller) VOTE: FOR UNANIMOUS MOTION CARRIED I_ Page 2 July 21, 1983 WILDERNESS PINES A request to subdivide 4 1/2 acres into 2 lots. The Commission advised the developer the following items would be necessary to subdivide. 1.2 1/2 acres as a septic tank for each lot2.Road must meet City Specifications OAK TREE DEVELOPMENT -OFFICE BUILDING Mr. Gardner presented a site plan of an office building for 4200 sq. ft. on 1/2 acre with parking spaces. FALCON RIDGE -ZONED SPECIFIC USE -F.M. 528 Mitch Mitchell presented a request to rezone 135.29 acres from Specific Use to R-1. Section I and II would be 342 lots. The Commission told Mr. Mitchell that they needed to verify with the City Attorney the need for a public hearing that Specific Use could possibly revert back to R-1. MOTION: (Jones) To give preliminary approval contingent on the following Items. 1.Approval by the CCDD2.Police D�partment3.Fire Department4.Deed Restricti ons5.Fire Hydrants located on the plat6.Street names checked for duplications7.ELM Court 80' cul-de-sac SECOND: (Brown) VOTE: UNANIMOUS FOR MOTION CARRIED MARIAN WEST -REZONING RECOM MENDATIO N -WINDINGWAY AND LEISURE LANE Mrs. West is requesting rezoning of 9.5 acres out of 16 acres which is now zoned C-1. The request is to rezone 9.5 acres to R-3 and to leave 6.5 acres zoned as C-1. The Commission discussed with Mrs. West the possibility of rezoning part of the land to R-1 as a buffer for the Eagles Point Subdivision. The rezoning of the entire tract to R-3 was also suggested. Mrs. West told the Commission that the sale was contingent up on the land being rezoned as she had requested. _I I page 3 July 21, 1983 MOTION: (Hoppe) To recommend to City Council to deny SECOND: ( (Beggs) the request to rezone 9.5 acres from C-1 to R-3. VOTE: FOR : Beggs, Miller, Brown, Cress and Hoppe AGAINST: Vice MOTION CARRIED A Special Meeting was called for July 28, 1983. The meeting was adjourned. oat/��
