MINUTES OF A REGULAR MEETING OF THE FRIE NDSWOOD
PL ANNING AND ZONING COMMISSION
April 7, 1983
A Regular Meeting of the Friendswood Planning and Zoni ng Commission was held at the City Hall on Thursday, April 7, 1983, at 7:30 p.m. with the following members present.

With a quorum present, and with no ne absent, the following business was transacted.
THE PARK -FINAL
A final plat of The Park was presented to the Planning and Zoning Commission. The de nsity has been reduced from 132 to 124 units. The entrance street has been named Azalea Trail and the only street being a cul--de-sac named: Victor.ia Way. The de velopers are requesting to hold a 10x20 reserve in the right-of-way for a gate and guard house. The legailty of this must be checked. The Planning and Zoning Commissibn advised the developers the deed restrictions must be completed before a final plat approval can be given by the Planning Commission.
QU.AKE R VILLAGE
Mrs. Hammersley presented a re-plat of Quaker Village. The ingress, egress will be on Skyview and Cleirview. The plat shows approximately 2.17 acres of green or common area . The Commissio n advised Mrs. Hammerslei to follow the steps listed in appendix A of the Su bdivision Or di nance and to return for her preliminary plat approval and to forward copies of the plat to the Fire, Police, City Engi neer and the CCDD for their in put .

REZ ONING REQUEST -RE GENCY ESTA TES
A joint public hearing was held on March 31, 1983, with no opposition.
MO TION: Beggs to recommend to Council the rezoning as requested.

RE GENCY ESTATES -ENTRANCE -EXIT
Bill Jones req uested the Pl anning and Zoning Commisslon to reconsider the closing of the ent rance from the R-3 in Regency Estates onto F.M. 528. The Commission had discussed the possibility of requesting the exit onto F.M. 528 be a cul-de-sac and using Balmoral Court for the ingress-egress. After discussion and conflicting opinion oh the saf�ty factor they decided to check wi th the High way Department for their input from a traffic and safe�y standpoint.

Mr. and Mrs. Cavelo own leis than 1 acre located on F.M. 2351.
The property is almost directly across from Melody Lane. The
property is now R-1; the request would be to C-3. The Planning and Zoning Commission advised them t.o file an 'application for rezoning with the City Secretary.

A Special Meeting was called for April 14, 1983,
Commissioner Leslie Vice has contacted HGAC to have a representaative meet with the Planning and Zoning Commission regarding a master plan update.
The meeting was adjourned.
