MINUTES OF A REGULAR MEETING OF THE FRIENDSWOOD
PLANNING AND ZONING COM MISSION
March 1, 1984
A regular meeting of the Friendswood Planning and Zoning Com mission was held at the City Hall on Thursday, March 1, 1984, at 7:30 p.m. with the following me mbers presen t.
Miller -Chairman Hoppe Cress Holt Jones
With a quorum present and with Brown absent, the following business was transacted.
SUNFIE LD REPLAT -PRE APP
Sunfield subdivision consists of 10 lots each 1/2 acre with ingress-egress from We st Castlewood. They would like to make the ingress-egress from Mills, paving Mills 20' beyond their property at their cost. The Commission had no objections and told them to return with the drawings.
BRAD OLIVER -REZONING REQUEST
Brad Oliver is requesting a rezoning change for 3/4 acre located on F.M. 518 and Mary Ann. The request is from C-2 to C-1. Mr. Ol iver was advised the deed restrictions of the subdivision prohibit a zoning change without 100% approval of the homeowners of that subdivision.

SAN JOAQUIN -REPLAT
The replat request is for subdividing a 10 acre tract into 3 smaller tracts.
MOTION: (Cress) To approve authorizing the Chairman
SECOND: (Hoppe)
of the Planning and Zoning Commis sion to sign the plat after approval of the Clear Creek Drainage District and by the City Engineer.
VOTE: Unanimous FOR
MOTION CARRIED
SAN JOAQUIN
Dr. Dawson is requesting to start develop ment of 18 acres out of a 55 acre tract with a density of 9 per acre. The proposed zoning ordinance will provi de a PU D which would allow this type of develop ment. The remaining 35 acres would be developed after the proposed ordinance is adopted. The density after build out would be a density of 12 per acre.
FRIENDSHIP VILLAGE
Mr. Arndt and Mr. Benson presented 49 lots on 8.1 acres, located on F.M. 2351 for patio homes. The property is zoned R-3. The Commission told the gentlemen that they would like to see townhomes clustered with green areas rather than houses on small lots. They requested to return with plans for townhomes.
MR. KRAMER
Mr. Kramer leased property on F.M. 2351 for his used car lot for one full year. Mr. Kramer has a mobile home for an office at this address. He was red taged by the bui lding department for violation of ordinance 129. The Commission advised Mr. Kramer that allowing the use of a temporary mobile office would set a precedent.
MOTION: (Jones) The request for a mobile office be denied.
SECOND : (Holt) VOTE: Unanimous FOR

The Planning and Zoning Commission called a special meeting for Thursday, March 8, 1984.
WEDGEWOOD
The Planning and Zoning Commission is making the following recommendation to City Council.
MOTION: (Cress) To recommend to City Council the adoption of an ordinance zoning Wedgewood.
SECOND: (Beggs) VOTE: Unanimous FOR
