MINUTES OF A REGULAR MEETING OF THE FRIENDSWOOD
PLANNING AND ZONING COMMISSION
June 21, 1984
The Friendswood Planning and Zoning Commission held a regular meeting on Thursday, June 21, 1984, at 7:30 p.m. in the City Hall Council Chambers. The following members were present.
Miller -Chairman Hoppe Jones. Cress Beggs Holt Brown
With a quorum present and with none absent, the following business was transacted.
OLD BROOK TOWNHOMES -PHASE I
A memo was presented from the Fire Marshal regarding accessibleroads in relation to townhome units. The Fire Marshal referredto Section 7-13 (a) and (b) wherein fire lanes apply to all buildings and construction except single family or duplex buildings.T�erefore this project must meet the fire· lane ordinance require-·ments. Townhomes cannot be constructed so that the st ructure isfurther than one hundred fifty feet from a public street or hi�hway, the exception being, a structure may be greater distance iffire lanes are constructed according to the ordinance. Afterdiscussion it was decided 4 dry stand-pipes would·be used inPhase One.

MOTION: (BEGGS) To give preliminary approval contingent on the following items.
1.Review oi size and placement ofthe dry stand pipes.2.Deed restriction (including maintenanceof the dry stand pipe by the homeowners)3.Approval by City Engineer4.Street names and unit numbers

CEPARWOOD TOWNHOMES PREVIOUSLY -FRIENDSHIP VILLAGE
A preliminary plat of 49-�ownhomes on 8.1 acres was presented to the Planning and Zoning Commission. The following items were in violation of our ordinances.
1.Set back adjoining a different zone2.Front set back3.Cul-de-sac longer than· 600'4.1 unit over on ·density
STRIP CENTER -F.M. 528 AND SUNSET
A drawing of a strip center was presented to the Planning and Zoning.Commission. The parking requirements are·25 and· only 18 were shown. --They· show a 8' wall over:the bui;J..ding .line. Mr. Muller is to return to the next Planning and Zoning meeting.
STOP NGO STORE -F.M. 528 AND SUNSET
A drawing for a Stop·N Go store located on F.M. 528 and Sunset was presented to the Planning and Zoning Commission. TH�y show no dumpste�;there will be a compactor inside the building for all trash. The £ol�owing items are needed.

STRIP CENTER -CLEARVIEW AND F.M. 518
A drawing of a strip center located on Clearview and F.M. 518 was _presented to the Planning and Zoning Commission. The center has 27,600 sq. ft. on 1.8 acres. The following items needed to be·in compliance.
1.25' set back between the center C-1 and theadjacent R-5 zone.2.30' set back from �learview3.They show only 100 parking spaces; 138 are required•The architect indicated they needed approximately85 spaces. The P&Z said they would be·willing totrade parking spaces for reserve green area for useof parking at a later date if needed.r
