MINUTES OF A REGULAR MEETING OF THE FRIENDSWOOD
PLANNING AND ZONING COMMISSION
July 19, 1984
The Friendswood Planning and Zoning Commission held a regular meeting on Thursday, July 19, 1984, at 7:30 p.m. in the City Hall Council Chambers. The following members were present.
Miller -Chairman Brown Jones Hoppe Beggs Holt (8 :00)
With a quorum present and with Cress absent, the following business was transacted.
CEDARWOOD -PREVIOUSLY - FRIENDSHIP VILLAGE A preliminary plat of 45 lots located on F.M. 2351 for townhomes was presented to the Planning and Zoning Commission. The following items are to be changed before preliminary approval.
1.Road at the cul-de-sac should be 28' to meetthe City requirements.
2.Utility easements should be relocated andapproved by the Director of Pub lic Works.
3.Engineer approval must be ob tained fromanother source to eliminate conflict ofinterest, since the City Engineer did theoriginal drawing.
4.Plat must have approval of the Clear CreekDrainage District.

5.Input must be obtained from the Fire andPolice Departments.
AZALEA TRAILS
A plat subdividing-55 acres was presented to the Planning and Zoning Commission on July 12, 1984. The plat is being resubmitted subdividing 61 acres, with changes. The changes are the entrance street Azalea Trails will now loop with the ingress-egress on F.M. 528. Previously Azalea Trails connected with San Joaquin Parkway. There are 5 sites on 55 acres zoned R-4.In re-submitting they increased tract 2 and decreased tract 5.By increasing tract 2 they are using part of C-1 acreagelocated on F.M. 528. The owner of the land will need to rezonethe C-1 used in increasing tract 2, and rezone the portion ofland used in the decrease of site 5. A replat will be requiredfor sites 2 and 5. This will not change sites 3 and 4 whereGreat American is proposing the construction of a retirementfacility. The Fire Marshal has requested they change the nameof Azales Trails since it conflicts with an already existingstreet by that name.
FRIENDSWOOD VILLAGE
A drawing of a proposed shopping center was presented to the Planning and Zoning Commission .. The center will be located on F.M. 518 and Clearview. The developer told the Planning and Zoning Commission he sould prefer less parking and more green area. He was advised this could be done as long as the space was av ailable for use at a later date if needed. The developer is to return with a detailed drawing.
CITY ENGINEER
City Engineer, Malcolm Collins, agreed to send a copy of his comments to the developers.
The meeting was adjou rned.
