PLANNING AND ZONING COMMISSION

With a quorum present and with none absent, the following business was transacted.
DMK HANO VER -321 ACRES -F.M. 528 AND BAY AREA BLVD.
Plans for rezoning 321 acres were presented to the Commission as fo llows:

The Planning and Zoning Commission requested tract C to be 300' deep and tracts L,M and N to be com bined into one tract. The purpose of combining L,M and N is for density. A request was made for an elev ation plat of the area. DMK Hanover was advised to make application for rezoning in the office of the City Secretary.
CASTLE PARK -CASTLEWOOD
Plans for Castle Park Subdivision were presented to the Commission. The total acreage for Castle Park Subdivision is 10.38 acres to be subdivided into 19 lots, with one house already existi ng. The Commission recomm ended sidewalks be noted on the plat. Lot 5,6,15, and 16 will not have an ingress-egress to Mills Road; Lot 1,10,11 and 19 are to have no diiveways which require backing onto Castlewood for ingressegress.
MOTION: (JONES) To give pre-app and preliminary approval of Castle Park Subdivision subject to the following:

1.Review by the Police Department2.Review by the Clear Creek DrainageDistrict3.Review by the Fire Marshal4.Sidewalks noted on plat5.No ingress-egress for lot 1,10,11 and19 onto Castlewood6.No ingress-egress for lot 5,6,16 and15 onto Mills Road
VOTE: UNANIMOUS FOR MOTION CARRIED
EXXON SERVICE STATION F.M. 518 NAD F.M. 528
Landscaping plans for an Exxon Station were presented to the Planning and Zoning Commission for review.

MOTION: (HOLT) To recom mend approval of Exxon's landscaping plans for a se rvice station to be constructed on F.M. 518 and F.M. 528.

VOTE: FOR: Brown, Miller, Hoppe, Cress, Holt and Jones OPPOSED: Beggs

CHAPEL HILL -MERRIWOOD -PRELIMINARY
Plans for Chapel Hill Sub division located on Merriw ood were presented to the Planning and Zoning Commission. Chapel Hill is 11.8848 acres to be subdivided into 14 lots with a restricted reserve area. The Commission requested the following items.
1.Chapel Hill Drive -Cul-de-sac radius shown on plat2.Oak Trail Lane -Cul-de-sac radius shown on plat3.Review by the Police Department4.Review by the Fire Marshal5.Review by the Clear Creek Drainage District6.Review by the City Engineer
They are to return to the next regular meeting of the Planning and Zoning Commission November 1, 1984�
After completion of the agenda the Planning and Zoning Commission met with Councilman Jordan, Bill Savard and Tom Burke from the Arbitration Committee for review of the proposed Zoning Ordinance.
The meeting was adjourned.
