The City of Friendswcxx:l Planning and Zoning Ccnmission held a special meeting on Thursday, February 9, 1989, at 7:00 P.M. in the City Hall Council Chambers. The following members were present constituting a quorum. Baker -Chairman Holzschuh Wasson Cress McHugh Duane Hengst -CCD Councilman Prihoda Ruth Henry -P&ZC With a quorum present, Hansen and Wyner absent, the follCMing items were considered. PROPOSED NE.W ZOOE CATEGORY The Ccnmission discussed that the present ordinance under a PUD can accanplish a Business Park. The concern being that PUD requires a public hearing which is a lengthy and costly to the developer up front. Establishing a new zone can eliminate the time element as well as cost. The controls can be built into the new proposed zone category process. The Carmission discussed the three possibilities as listed below: 1.Use the PUD as spelled out in the present zoning ordinance.2, Create a new zone category Business Park.3.Restricting the Business Park to certain zone not just the PUD. The Ccnmission decided to create a new zone category for reccnmendation to City Council (Business Park). Carmissioner Cress suggested preparing a brief stmrnary of the intent. The sumnary can be passed out and used for discussion at the joint public hearing of February 13, 1989. The sumnary is as follows: NE.W ZOOE CATEGORY -BUSINESS PARK (BP) *Accamroate Multiple Type Indoor Camiercial Businesses -Auxiliary Sales-Light Indoor Manufacturing-Servicing and Repair (INDOOR ONLY) *Require Site Plan -Review Process *Individually CMned or Camon OWner (l /--·- r I Page 2 FEBRUARY 9, 1989 Special Meeting *Canpatible with adjacent single family residential (SFR)(Traffic, Noise, Appearance, etc.) The Ccmnission canpiled a description of a Business Park at the Ccmnission meeting of January 19, 1989, and other items to be included in the BP zone.
