ENGINEER THOMPSON STATED THAT STAFF HAD THE PIPELINE AGREEMENT THAT THE cc:MMISSION WAS WAITING FOR. cc:MMISSIONER FINGER MADE A rtOI'ION TO APPROVE THE FINAL PLAT OF WEST OAKS SUBDIVISION. 2.CONSIDERATION AND POSSIBLE ACTION REGARDING THE PRELIMINARY PLATOF THE LAKES OF FRIENDffi\UOD.
THE PLAT HAS BEEN CHANGED TO ITS ORIGINAL NAME OF QUAIL CROSSING.ENGINEER THOMPSON ADVISED THE CCM1ISSION THAT THE PROPERTY ISzoom FOR HIGH DENSITY AND THE PLANS INDICATE 17. 5 UNITS PERACRE. THE PLAT WAS REFERRED TO THE POLICE DEPARIMENT AND TO THE FIRE DEPARIMENT. THE POLICE HAD NO CCMMEN'l' AND THE FIRE DEPARIMENT STATED THEY WERE SATISFIED WITH THE I..CX:ATIONS OF THE HYDRANTS. HE ALSO ADVISED THE cc:MMISSIOO THAT IN THE FINAL PLI\T APPROVAL, THE DESIGNATED DE.TENTION WILL BE REVIEWED BY HARRIS COUNTY FLOOD CONI'ROL DISTRICT. THE LAKE WILL MAINTAIN APPROXIMATELY 3' OF WATER AND WILL HOLD UP TO 5' OF WATER. THE DEVELOPER IS PLANNING TO LOCATE A FOUNI'AIN IN THE POND. THCMPSOO EXPLAINED THE DRAINAGE PLAN AND STATED THAT AT PRESENT, HARRIS COUNTY IS ACCEPTING RESPOOSIBILITY FOR MAINTENANCE; HCMEVER, IF THE DRAINAGE DISTRICT OOES Nor ACCEPT, WE WILL REJ;2UIRE A DEPOSIT OF 10 YEAR MAINTENANCE FEE. PETER GHORMAN ADDRESSED THE C<M-1ISSION REGARDING THE FENCE BE'IWEENHIS PROPOSED SUBDIVISION AND THE IRISH GREEN SUBDIVISION. HESTATED THAT IT WOULD BE A SOLID OPAQUE FENCE OF CONCRETE OR WOOD.THE cc:MMISSION REVIEWED THE PLAT AND C0.'1MISSIONER FINGER MADE AMCYI'ION THAT THE FINAL PLAT OF PARKWOOD VILLAGE SUBDIVISION BEAPPROVED.SECOND: JORDANvorE FOR: UNANIMOUSOPPOSED: NONE MorION CARRIED

REGARDING DRAINAGE. ENGINEER THCffl>SON STATED THE CLEAR CREEKDRAINAGE DISTRICT HAD REVIEWED THE DETENTION.

THE CCM-1ISSION REVIEWED THE PRE APP AND APPROVED THE IDEA. AS
THIS IS A REPLAT OF A PLATTED SUBDIVISION, A DATE WAS ESTABLISHED
FOR THE PUBLIC HEARING.

CITY PLANNER, DAVID HOOVER, ADDRESSED THE m1MISSION REGARDING THE
SET BACK ROOUIREMENTS ACCORDING TO THE ORD INANCE AND THOSE SET
BACKS WHICH WERE "GRANDFATHERED" • HE STATED THAT THE GREATEST
NUMBER OF CASES BROUGHT BEFORE THE BOARD OF ADJUS'IMENI'S WERE FOR
STRUCTURES ADDED ON TO AN EXISTING Ha-IB. HE ASKED THE CCM1ISSION
TO CONSIDER A IDDIFICATION TO THE ORDINANCE TO Mli:fiV THOSE
NON-CONFORMING wrs A WAY TO ENLARGE WITHOOI' GOING BEFORE THE
BOA. HOOVER MADE SEVERAL RECa.1MENDATIONS FOR THE SET BACKS AND
FOR FENCES. THE CCM-1ISSION AGREED WITH HIS IDEAS AND REQUESTED
THAT HE RETURN' WITH A PROPOSED ORDINANCE FOR THEM TO CONSIDER.
