THE CCM-ITSSION Ifu'VIEw'ED THE PRELIMINARY PLAT. POLICY STATES THAT

APPROVED BY P&Z. THE PROPOSED BUILDING IS 'IOO LARGE FOR AN NC
ZONE CLASSIFICA'l1ION AS PER THE NEWLY AOOP'IED AMENDMENT 'IO THE
ZONING ORDINANCE. CORRECTIVE MEASURES WERE DISCUSSED AS WERE
LANDSCAPING ISSUES AND PARKING. THERE WAS NO O'I'HER CCMME1'Yl'
REGARDING THE SITE PIAN.
4.CONSIDERATION AND POSSIBLE RECOMMENDA'EION 'IO CI'l'Y COUNCIL
REGARDING THE REQUEST FOR A SPECIFIC USE PERMIT -DANCE STUDIO FOR
PROPERTY LCCA'l"ED ON FM 2351.
AT THE PUBLIC HEARING, l\10 ONE CCMPIAINED ABOlJ"T THE USE OF THE
PROPEh'TY. HOOVER STATED THAT THE CONSENSUS WAS THAT THE BUILDING
DIDN'T LCOK LIKE A RESIDENCE, 'I'HE PARKING AND DROP OFF WAS
QUESTIONED 1-\S WAS TRAFFIC COUNT. HCOVER SAID THE BUILDING IS 14 1
'I'ALL WHICH IS SHORTER TR.AN A 'IWO STORY HCME AND WIIL BE SET BACK
ABOUT 125 ' FRCM THE CURB. HE ADVISED THE CC1-1MISSION THAT THERE
WIIL BE A TREMENDOUS AMOUNT OF LANDSCAPING IN FRONT AND CCWN THE
SIDE. 'rHE CCMMISSION n,1F'ORMED MR. FARLEY, THE ARCHITECT OF THE
PROJECT, THAT THEY ¼'OUID LIKE TO SEE SOME DESIGN CHANGES THAT GAVE THE PRC\JECI' A MORE RESIDENTIAL LCOK.
5.DISCUSSION REGARDING ORDINANCE AMENDMEI.\J'TS.
HCOVER ADVISED 'I'HE CCMMISSION THAT THE REGUIATION MATRIX AMENlX'-lENT
TO THE ZONING ORDINANCE HAD TAKEN CARE OF SOME ISSUES. THOSE
STILL 017I'S'11ANDING WERE ON CUL-DE-SACS, CHILD CARE FACILITIES,
ACCESSORY S'I"RUCTURES. THOSE ORDINANCE AMENDMEl'-l"TS WERE REVIEWED BY
THE CCMMISSION.

A PUBLIC HEARING WAS ESTABLISHED FOR JULY 6, 1995.

HOOVER ALSO S'l'ATED THAT CITY COUNCIL WAS GOING TO WORKSHOP 'l'HE
ENTRYWAY/OVERI.AY ORDINANCE TO GIVE NEWLY ELECTED MEL AUSTIN, AN
OPPORTUNITY TO REVIE.W IT.
