'I'IlERE WAS SCME DISCUSSION REGARDING LANDSCAPING. THE DEVELOPER
STATED THAT THEIR INTEl\lTION WAS TO CONSTRUCT A HEI:X:;E BE'IWEEN THE
FROl\lT PARKING AREA AND SILVERS'J.DNE. HE STATED THA'r JSC HAD
BUDGE'I'ED $20,000 FOR LANDSCAPING. THE LO'I' IS HEAVILY WOODED AND
MOST OF THE TREES WIIJ., REMAIN; HCWEVER, THE TREES WHICH WIIJ., HAVE
'l'0 BE REMOVED WIIJ., BE DONATED TO THE CITY FOR TRANSPLANTING.
THERE IS A SOU'l"'IlWES'I'ERN BEIL DRIVE ON FM 518 THAT GOFS 'IO· A
MANHOLE. THE DEVELOPER CANNOT PLACE A SIDEWALK OVER THIS
EASEMENT. JSC WILL DEPOSIT FUNDS WITH THE CITY AS PAYMENT FOR
SIDEWALKS TO BE CONSTRUCTED AT SCME FUTURE DATE.
CCMMISSIONER WHI'ITENBURG MADE A MOTION TO RECCM-1END THE SI'IE PLAN
TO CITY COUNCIL FOR APPROVAL, PROVIDED THAT 'IHERE IS A SCREENING
BUFFER BE'IWEEN THE FRON'!' PARKING AREA AND THERE ARE TREES PLACED
EVERY 40-60' ALONG THE BACI< PROPERTY LINE.

5.CONSIDERATION AND F-OSSIBLE ACTION REGARDING 'I'I-IE FINAL PLAT OF STAR
ESTATES LCC'.A'I'F.D A'I' t✓.CORE ROAD AT MANDALE ROAD.
'IHERE WAS SCME DISCUSSION REGARDING THE SIZE OF LC1.l.'S. IT HAS BEEN
THE POLICY OF THE PLANNING AND ZONING COMMISSION TO REQUIRE A
MINIMUM OF '1W) ACRES w1-IEN WEIJ., AND SEPTIC SYSTEMS WERE PROPOSED.
MR. GAOCKJ..ER GRANTED 5' OF DEDICATED EASEMENT TO THE CITY OF
FRIENDSWOOD AND THUS HIS LOTS FELl., SLIGHTLY UNDER THE 'IWO ACRE
.MINIMUM. THIS A POLICY ONLY, AND NOT A REQUIREMENT OF THE
ORDINANCE AND BECAUSE THE DIFFERENCE WIIJ, NOI' EFFECT THE SEPTIC
SYSTEM, CCMMISSI0NER FINGER MADE A MOTION THAT THE FINAL PLA'l' OF
STAR ESTATES BE APPROVED.

AN ERROR WAS DISCOVERED ON 'I'I-IE METES AND BOUNDS DESCRIPTION OF THE
PROPER'.rY. THERE WAS A BF.ARING ON THE FIELD NO'l'E THAT WAS
INCORRECT. THE AMENDED PLAT WIIJ, RECTIFY THE MISTAKE.
