Friendswood Planning and Zoning Commission
January 13, 2000
A Special meeting of the Friendswood Planning and Zoning Commission was held
Thursday, January 13, 2000 AT 7:00 p.m. in the City Hall Council Chambers located at 910 S.
Friendswood Drive, Friendswood, Texas. The following members were present:
Finger
Frankovich
McVeigh
Burke
Bertrand
Hodge -City Engineer
Lamb -Secretary
Jackson -CCDD Liaison
With a quorum present, Benthul and Clark absent, Chair Finger opened the special meeting to
discuss Cluster Homes. Also in attendance were land developers -Charles Anders, John
Hammond, Harold Benson, Dan Rucker and Mitch Mitchell.
After much discussion, the changes to the proposed ordinance revision were as follows:

Issues of multi-family versus single family structures -need some clarification as the
ordinance only addresses single family residential.
Allow narrower streets (not narrower right-of-way).
Work out a type of Park Dedication Credit.
Add a provision for the City to take over the green space (at the City's option).
8-1 slope on detention ponds is a guideline, not an absolute.
Allow credit if a green space adjoins another green space in an older development (not
adjoining cluster home developments only).
Issues of access to open space.
Density remaining the same.
Cluster Homes will be discussed at the next regular meeting of the Planning and Zoning
Commission.
