The meeting was called to order at 7 : 40 p.m. Ralph Lowe
requested a special exception to allow four sets of tennis
courts to be built on Sun Ideadow Country Club property.
Platt was shown and discussion of access to courts and the
kind of adjoining property was made. No one appeared to pro-
test against the granting of this special exception.
ED. Dykes made a motion to grant the special exception
for the covered tennis courts and pro shop.

Vote was unanimous for. Special exception granted.

Dear Mrs. Box:
On behalf of U. S. Home Corporation of Texas , I am requesting the opportunity
to appear before the Board of Adjustment to seek a variance from the platted
side building set-back line in Dunbar Estates , Section One.
Our Design Dept. discovered that the construction of homes on corner lots
would be encumbered by the 20' building set-back lines on the original plat.
The Developer of Dunbar Estates imposed minimum building size of 1 ,800 square
feet for Dunbar Estates. This minimum of square footage on one floor is
virtually impossible to obtain unless an additional 10 ' of buildable space
is available on corner lots.
The following list of locations is requested for building set-back line
variances:

Meeting of the Board of Adjustment
Tuesday April 6 , 1976
Yeeting was called to order by Bruce r'oster ; IZembers

Yr. John E. Carr of U. S. Homes Corp. is requesting a
variance for a side yard setback of 10ft . from the steet.
Friendswood City Ordinance #174 requires 15ft . where
siding a street , 'page 32 of the ordinance.
The Dunbar Estates ' platt was recorded in 1273 by
Yr. Winston Bloodworth. The 90 lots and undeveloped acerage
was then purchased by U. S. Homes.
After lengthy disscussion George Rummell made a
motion to allow U.S. Homes a setback of only 142 ft.
Ray Nelson second the motion. ',11 votes were for the motion.
It carried.
This variance was granted on possible peculiarity of
the property (page 7&-8 of ordinance ) . The variance was granted
on only the lots listed below, node others.
Lots 1 , 7 -Block 3
Lots 14 , 15 -Block 4
Lots 5, 6 , 12 -Block 5
Lot 1 -Block 6
Lot 1 -Block 7
Bernice box made a motion the meeting adjorn, Ed Dykes
seconded the motion.

Gentlemen:
We are, at this time, planning an expansion of our present
building. In order to enlarge our vault and lobby area it
will be necessary to expand into an area which will be in con-
flict with the existing setback requirement of Zoning Or-
dinance No . 174 .
We would appreciate a meeting with your Board to pursue the
possibility of a variance to this ordinance .
Your immediate attention to this matter will be greatly ap-
preciated.

The request is to build on to the b._.nk ithin four ('_1 f et

curb. There is a sixteen (16) feat easement , lor.:T the str - t.
No traff-ic would be allow--d to leave the b,:,nk pr)rkyn,z or
shopping center area through the !teyler ' :vein ,tvindows . The brin)c
is upgrading the exterior of the buildi_,f?,, .n<i needs mort� of"Ice
and vault space . Adding on to the east side of the buildin.. is
the only economical and practical way to enlr.,,,,7e the v ault.
Law controls the construction of the vault and amount of money
�{ spent of improvements of the bank. Traffic ill not be in din;,red
ok obstructed by this addition. There �tiill be landsc-;pi:�r:; aro(.nd
the bank and parkins area , but it will be kept low. They are working;
with a building not of their original desi_-rn.
No one was in the audience to speak for or again3t this v<ir. iance
being granted.
George pummel made a motion to grant the reques- ''or the
variance of twentysix (26 ) feet or four (4) feet from property
line , of twenty (20) feet from the city street curbir_s. On the

bank needs more office space , a larger vault area , i:nd not
hamper traffic. tilso because of the economics involved.
This is based on regulation Cl ,page 37 , para. 1 , note R.
