HomeMy WebLinkAboutZBOA Minutes 1985-12-17 Regular ' w t + 7 BOARD OF ADJUSTMENT REGULAR'.MEETING DECEMBER 17, 1985 MINUTES OF THE ZONING BOARD OF ADJUSTMENT OF THE CITY OF FRIENDSWOOD THAT WAS HELD ON DECEMBER 17, 1985 AT CITY HALL AT 7 : 00 P.M. WITH THE FOLLOWING MEMBERS PRESENT: CHAIRMAN ED DYKES REGULAR MEMBER TOM SULLIVAN REGULAR MEMBER HAL TAYLOR ALTERNATE MEMBER MARY ELLEN BELLARD ALTERNATE MEMBER HOWARD YEAGER ALTERNATE MEMBER STEVE JOHNSON SECRETARY JANE TOLLETT CHAIRMAN DYKES CALL THE MEETING TO ORDER AND APPOINTED MARY ELLEN BELLARD, STEVE JOHNSON AND HOWARD YEAGER AS REGULAR MEMBERS FOR THIS MEETING. CHAIRMAN DYKES CALLED TO ORDER A PUBLIC HEARING FOR THE PURPOSE OF RECEIVING TESTIMONY FROM INTERESTED PERSONS REGARDING THE REQUEST FROM TOM SULLIVAN, FROM PILGRIMS POINT SUBDIVISION, TO REQUEST 2 ENTRANCE SIGNS FOR THE ABOVE SUBDIVISION. MR. SULLIVAN STATED THAT EACH SIGN WILL BE A BRONZE PLAQUE, 1 1/2 FEET BY 2 FEET, AND WILL BE PLACED ON A BRICK WALL AT THE ENTRANCE. HE NEEDED TO COME BEFORE THE BOARD OF ADJUSTMENT BECAUSE ONLY ONE SIGN IS ALLOWED PER SUBDIVISION. DISCUSSION FOLLOWED. **MOTION WAS MADE BY HOWARD YEAGER TO GRANT THE VARIANCE. HAL TAYLOR SECONDED. MOTION APPROVED UNANIMOUSLY. CHAIRMAN DYKES STATED THAT HE HAD RECEIVED A MEMO FROM THE CITY MANAGER CONCERNING BUILDING PERMITS IN FOREST BEND SUBDIVISION, AS WELL AS IN FRIENDSWOOD. ALL MEMBERS OF THE BOARD WERE GIVEN A COPY OF . THE MEMO. THE FOLLOWING PROCEDURE WILL BE MET BY THE BUILDING DEPARTMENT: IF A BUILDING PERMIT IS REQUESTED FOR A LOT WHICH WAS EXISTING PRIOR TO PRESENT LOT SIZE REQUIREMENTS, THE PERMIT CANNOT BE DENIED. HOWEVER, SETBACK REQUIREMENTS UNDER THE MOST RECENT ZONING ORDINANCE MUST BE ADHERED TO. IF THE APPLICANT FOR THE BUILDING PERMIT FEELS THAT THE SETBACK REQUIREMENT PLACES AN UNDUE HARDSHIP ON HIM, HE HAS THE RIGHT TO APPEAL TO THE ZONING BOARD OF ADJUSTMENT. CHAIRMAN DYKES WAS ELECTED AS A MEMBER OF THE RECONCILATION COMMITTEE BY A UNANIMOUS DECISION. CHANGES THE BOARD OF ADJUSTMENT WOULD LIKE TO SEE LOOKED INTO ARE THE ISSUING CF BUILDING PERMITS IN WEDGEWOOD VILLAGE SUBDIVISION, A REVAMPING OF 1 �f,• , a THE SIGN ORDINANCE AND A GENERAL RULE FOR SET BACK LINES IN SMALL OR ODD SHAPED LOTS. CHAIRMAN DYKES SAID HE WOULD KEEP THE COMMITTEE INFORMED OF WHAT WAS HAPPENING. THE MINUTES WERE PRESENTED AND APPROVED FROM NOVEMBER 26, 1985.
