FRIENDSWOOD PLANNING COMMISSION
MEETING OF SEPTEMBER 23, 1968

Change in lot sizes from September 16, 1968 discussion. Mr. Barr
and Mr. Dickson of Bovay Engineers recommend s we stay with present
requirement of 9,000 square feet minimum lot size and not spell
out any other larger or smaller lot sizes. F. P. C. approves this
decision.
Mr. Dickson furnished extracts from Vernon's Civil Statutes con
cerning City Zoning. Also an extract pointing out zoning ordinan�
ces cannot be used to set minimum cost of permitted structures.
Revised Sections on "Rules for Land Sub-Division" and "Zoning" were
furnished by Mr. Dickson of Bovay Engineers. They were discussed
and approved by the Planning Commiss±mn�.
In the revised "Rules for Land Subdivision" (dated September 20,
1968 on page 8a paragraph b5 was changed to read: . "Maximum total
building area shall be 60 per cent of total lot area." Also add
paragraph 6.6 which shall read: "Maximum total lot coverage (slab
size) shall be 35 per cent of total lot area."
The Zoning Map was discussed. A good bit of the land along Highway
518 were left single family dwellings but this was done on purpose.
Bovay agreed to check tax records and make adjustments as necessary. 1¼
Buck Hausman' s property above the Stop-N-Go will be made � c::..<>...,..mt".,'¥\ c:..<!1..\
� and FM 518 and FM 528 intersection will be considered for
multi-family or commercial. Contrary to last week's decision, May's
Fig Plant block will be industrial (just as shown on Bovay's "Land
Use -1995" Map).
Sunmeadow -Change on Plat to extend area on St. Cloud Drive and to
change one street name. Replat and Extension Linen submitted for
final approval. F. P. c. ap proves and will submit to City Council
and City Engineer.
Agreed to hold the next meeting with Bovay on the 7th of October.
