Land.use -Mr. Buck Hausman met with the FPC for the purpose of discussing the acreage reserved in front of Kingspark and Whitehall Subdivisions and frontage on Highway 518 for commercial purposes. He was concerned that the Bovay Interim Report did not show this as commercial, although this acreage has been previously reserved, and approved by the FPC, for this purpose. Action -It was explained to him that much of the commercial and industrial areas shown in the Bovay Interim Report #2 were quite tentative. The FPC will instruct Bovay Engineering Co. to color code this acreage reserve as commercial in their next land use map update. Sunmeadow Subdivision RePlat =Mr.Bob Atkinson presented a pre­ liminary replat of a portion of Sunmeadow Section 1, which was modified slightly due to acquistion of approximately five more acres. As a result the street (St. Cloud Drive) was moved approximately ten feet further from Chigger Creek, thereby causing the creek lots to be somewhat larger in square footage, but lots 7 through 11, Blk #9, slightly less (appro ximately 2') than the specified 75'. Action -The FPC considered this to be overall an improvement and approved the preliminary replat. 3.Comprehensive Plan -Received voucher from Bovay Engineering of $2,021.00 £or third payment for work completed to date, (82%) on Comprehensive Plan for Friendswood. Action -Approved for payment and forwarded to Council. The FPC will review with Bovay Engineering Co. as to how they arrived at and the basis for the 82% complete figure. 4.Request for Ordinance 23-A variance -Ed Stuart requested variance for two homesite plats in Block #2 of Village Green, which do not meet the building side set back requirements as established in Ordinance 23-A. Specification plans had 3' set back from the detached garage and 5' set back from the main structure. fl [ l I J Planning Commission Minutes, page 2 5, 6. Action -The FPC verified that Village Green, which was in main developed prior to annexation to Friendswood, universally has been building homes with similar set back distances. The FPC approved the variance. Architectural Planning --The FPC received a letter from Clovis Heimsath Associates via Mayor Somers, expressing interest in library or architectural services. Ordinance 23-A �Mr.Tom Grace brought to the attention that a home in Imperial Gardens is being constructed with set back less that that specified by Ordinance 23-A. Action -The ordinance is fairly clear on set back requirements, however, if there is any question concerning Ordinance 23-A requirements, they should be brought to the attention of the FPC for the attention of K.
