MINUTES OF THE PLANNING COMMI SSION, FEB RUARY 28, 1966
A regular meeting of the Friendswood Planning Commission was held February 28, 1966, 7:30 P.M., City Hall.
Present were Chairman Tony Banfield; W. L. Boyle, Tom Grace, Dean Saurenman.
George 0 1 Sullivan presented a pre-preliminary plat of Imperial Gardens II.
After discussion of the setback line requirements of corner lots, Dean Saurenman moved that Ordinance #23 be amended to require that the front setback line on all lots be a minim um of 25 1; that corner lots adjacent to two mayor thorofares will have a minimum of 25 1 setback lines on both streets; that corner lots adjacent to one ma�or and one minor thorofare will have a minimum of 25 1 setback line on the mayor thoro-fare and may have 10 1 less setback on the side adjacent to the minor thorofare. Motion seconded by w. L. Boyle and carried unanimously.
There was discussion of the double frontage lots backing on Sunset Drive. (block 1, lots 1 & 2; block 2, lots 1 through 7). The developer is aware of this situation and will endeavor to solve this problem of esthetics.
There was also discussion of the 40 1 radii of cul-de-sacs, Although it conforms with Ordinance #23, it was felt that 50 1 would give a better turning for emergency equipment. Mr. 0 1 Sullivan agreed and will endeavor to increase the radius of each cul-de-sac. Mr. 0 1 Sullivan agreed to determine before the next Planning Commission meeting, the right-of-w�y of existing county roads adjacent to his proposed subdivision.
Joe Jones talked to this Commission about 1.he .t'uture eight year• ( more or less) building program of the Catholic Church proposed for Friendswood. His purpose was to have Friendswood aware of this program in order that both they and Friendswood could work together for proper development .
Marge Huss, Chairwoman, City Beautification group of the Friendswood Garden Study Group appeared before this Commission to express the hope that the Garden Club and Planning Commission could work together whenever needed for planning beautification of Friendswood, particularly public right-of-ways.
After discussion of plat presentation procedures in Ordinance #23, Tom Grace agreed to work on revision and clarification of these procedures.
There was discussion of:
Business District Regulations Suggested requirements: Minimum setback req. 30 feet from edge of present rights-of-way.

Commercial parking req: Off street parking for all commercial buildings, completely off the street rights-of-way, surfaced for all weather use, equivalent to at least 4 inches of cement stabilized shell.*
This Commission will study these and make recommendations to be given to City Council at the next meeting of this Commission.
Tony Banfield will contact Chamber of Commerce about forming an Architectural Control Committee for Commercial structures.

*Shall have maneuvering space to be able to gain access to streetswithout backing into present streets.
