That certain tract of land more particularly described on Exhibit "A" attached hereto and
incorporated herein for all purposes.
Reservations and Exceptions to Conveyance and Warranty:
This deed is made subject to any and all valid and enforceable easements, restrictions,
maintenance charges, covenants, conditions, limitations, mineral reservations and encumbrances,
if any affecting the use of the Property, now of record in the County Clerk's office of Galveston
County, Texas.
Grantor, for the Consideration and subject to the Reservations from Conveyance and the
Exceptions to Conveyance and Warranty, grants, sells, and conveys to Grantee the Property,
together with all and singular the rights and appurtenances thereto in any way belonging, to have
and to hold it to Grantee and Grantee's heirs, successors, and assigns forever. Grantor binds
Grantor and Grantor's heirs and successors to warrant and forever defend all and singular the
Property to Grantee and Grantee's heirs, successors, and assigns against every person
whomsoever lawfully claiming or to claim the same or any part thereof, except as to the
Reservations and Exceptions to Conveyance and Warranty.
This Correction General Warranty Deed is made by Grantor and accepted by Grantee in
place of and in connection with that certain General Warranty Deed dated effective as of August
6, 2018, executed by Grantor in favor of Grantee and filed of record on May 29, 2019 under
Instrument No. 2019027686 of the Official Public Records of Real Property of Galveston
County, Texas (the "Previous Deed"). The Previous Deed failed to include all of the correct
parties comprising Grantor, and all proper parties comprising Grantor have executed this
Correction General Warranty Deed.
When the context requires, singular nouns and pronouns include the plural.

IN WITNESS WHEREOF, Grantor has executed this Correction General Warranty
Deed to be effective as of August 6, 2018.

METES AND BOUNDS DESCRIPTION of a 4.994-acre tract in the Mary Fabreau Survey,
Abstract No. 69 in Galveston County, Texas. Said 4.994-acre tract is in a 97.00-acre tract of
land described in a deed to Cypress Creek Holdings, Ltd. as recorded in Clerk's File No.
2011019071 in the Galveston County Clerk's Office and is more particularly described by metes
and bounds as follows:
BEGINNING at a 1/2-inch iron rod found for the most southerly corner of Reserve "A" of the
Dominion at Friendswood Lakes Subdivision as recorded in Clerk's File No. 2011033977 in the
Galveston County Clerk's Office, said point bears North 41°53'46" East a distance of 551.04
feet from the most westerly corner of said 97.00-acre tract;
THENCE, South 49°21'36" East, along the proposed north right-of-way line of Friendswood
Lakes Boulevard (based on a width of 100-feet) for a distance of 629.33 feet to the point of
curvature of a curve to the left;
THENCE, continuing along the proposed north line of said Friendswood Lakes Boulevard and
with said curve to the left, having a radius of 2,000.00 feet, a central angle of 16°24'09", (chord
bears South 57°33'40" E, 570.61 feet),for an arc length of 572.56 feet to the point of tangency;
THENCE, South 65°45'45" East, continuing along the proposed north line of said Friendswood
Lakes Boulevard for a distance of 956.60 feet to a point in an easterly line of the
aforementioned 97.00-acre tract, same being the easterly line of the aforementioned Mary

THENCE, South 03°06'02" East, along an easterly line of said 97.00-acre tract, same being the
