AN ORDINANCE AMENDING CITY OF FRIENDSWOOD, TEXAS,
ORDINANCE NO. 84=15, AS AMENDED, ORIGINALLY ADOPTED
NOVEMBER 1984, AND BEiNG THE ZONING ORDINANCE OF THE
CITY, BY ADDING T� SECTION 7 THEREOF A NEW SUBSECTION
C. 1, BY ADDING TO THE REGULATION MATRIX FOR RESIDENTIAL
DISTRICTS SET FORTH IN SUBSECTION O-2 OF SECTION 7
THEREOF PROVISIONS FOR A NEW QISTRICT ENTITLED MFR-GHD,
AND BY ADOING TO SECTION 20 THEREOF A NEW SUBSECTION HH;
PROVIDING FOR THE ESTABLISHMENT OF A NEW ZONING DISTRICT
TO BE ENTITLED "MFR-GHD GARDEN HOME RESIDENTIAL" ;
PROVIDING A DEFINITION; PROVIDING REGULATIONS RELATINOPTO
SUCH DISTRICT; PROVIDING A PENALTY; AND PROVIDING FOR
SEVERABILITY.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FRIENDSWOOD,
STATE OF TEXAS:
Section 1. City of Friendswood, Texas, Ordinance No. 84-15,
as amended, originally adopted the 19th day of November, 1984 , is
hereby amended by adding to Section 7 thereof a new subsection C. 1
to provide as follows:
"C. 1 MFR-GHD - Ga�den Home Residential , General Purpose
and Description. The GHD, Garden Home Residential
District, is ` intended to provide multi-family low-
density dwelling units having open space between
units which exceed existing normal multi-family
buildings, with density not exceeding six {6 } units
per acre. Zihe intent of these regulations is to
allvw development of property which (�) may have .
limited area' suitable for residential development
due to geographical limitations; (2) has portions
of the property subject to flooding; or (3) is
located adjacent to a district of a different
zoninq desig�ation, and for which the development
as MFR-GHD would be appropriate as a buffer between
incompatible land uses.
"The interior living area of the first floor
of any two-story residential structure in MFR-GHD
shall contain not less than sixty percent (60�) of
the structure's total living area, and not more
than forty percent (40�) of the structure' s total
living area shall be contained on the second floor,
excludinq open decks, porchQS, terracas, and
garaqes. "
Section 2 . Said City of Friendswood, Texas, Ordinance No. 84-
15, is hereby further amended by addinq to paragraph 2 of
Subsection 0 of Section 7 thereof (Regulation Matrix) the
followinq:

15 is hereby further amended by adding to Section 20 thereof a nev
Subsection HN to provide as follows:
"NH. Owellinc[. Gasden Home. A dwelling unit which is
structurally attached to another dwellinq unit but which
does not sharQ a common wall . "
� �ection 4 . Any person who shall violate any provision of this
Ordinanc� shall be deemed guilty of a misdemeanar and, upon
conviction, shall be fined in an amount not to exceed S2,004• Each
day of violation shall constitute a separate offense.
Section 5. In the event any clause, phrase, provision,
sentence, or part of this Ordinance or the application of tha same
to any person or circumstance shall for any reason be; adjudged

invalid or held unconstitutional by a court of competQn�t
.
jurisdiction, it shall not affect, impair, or invalidate this
Ordinance as a whole or any part or provision horaof othar than the
part declared to be invalid or unconstitutional; and �the City
Council of the City of Friendswood, Texas, daclares that it vould
have passed each and every part ot the sare notwithstaridinq the
omission of any such part thus declared to be inva2id or
unconstitutional, whether there be one or more parts.
PASSED, APPROVED, AND ADOPTED this 19th day of
October , 1992 .
