AN ORDINANCE CHANGING THE ZONING CLASSIFICATION OF
PROPERTY BEING A TRACT OF LAND KNOWN AS 12. 99�6 ACRES
OF LAND , BEING A PORTION OF LOT 3 OF "BEREAN BAPTIST
SUBDIVISION" LOCATED ON FM 528 , FROM COMMUNITY SHOPPING
CENTER TO SINGLE FAMILY RESIDENCE ; AMENDING THE ZONING
DISTRICT MAP OF THE CITY AS ADOPTED BY ORDINANCE N0.
8�-15 ; AND CONTAINING OTHER PROVISIONS RELATING TO THE
SUBJECT.

WHEREAS , Record Owners , Donald C . Dawson, John L. Dawson and
Betty Belles requested rezoning for a certain tract of land
some 12 . 99�6 aeres out of lot 3 , Berean Baptist Subdivision, on
FM 528 , situated within the corporate limits of the City of
Friendswood , Texas , said tract being more particularly described
in Exhibit "A" attached hereto and made a part hereof; and
WHEREAS; said property located adjacent to the Berean
Baptist Subdivision on FM 528 , presently has a zoning
classification of COMMUNITY SHOPPING CENTER pursuant to
Ordinance No . 84-15 , passed and approved the 19th day of
November , 1984 , same being the City of Friendswood Zonin�
Ordinanee ; and
WHEREAS, Donald Dawson, agent record owner for said
property, has made application to the City of Friendswood to
ehange the zoning classification of said traet of land from
COMMUNITY SHOPPING CENTER , as authorized by the City' s Zoning
Ordinanee; and
WHEREAS, the Planning and Zoning Commission and the City
Couneil of the City of Friendswood have conducted , in the time

and manner and after the notice required by law and the Zonin�
Ordinance of the City , a publie hearing on such request for
change in zoning elassification; and
WHEREAS , the Planning and Zoning Commission has recommended
and the City Council now deems it appropriate to grant such
requested change in elassification; now, therefore BE IT ORDAINED
BY THE CITY COUNCIL OF THE CITY OF FRIENDSWOOD , STATE OF TEXAS:
Seetion � The facts and matters set forth in the preamble
of this Ordinance are hereby found to be true and correct .
Seetion � The zoning classification of that certain
property some 12. 99�6 aeres of land out of lot 3 , Berean Baptist
Subdivision on FM 528 as shown on Exhibit "A" attached hereto
is hereby changed from CSC to SFR .
Seetion 3� The Zoning Distriet Map of the City of
Friendswood shall be revised and amended to show the zoning
elassification of the above described property some 12. 9946
acres out of lot 3 , Berean Baptist Subdivision on FM 528 as shown
on Exhibit "A" as provided in Section 2 hereof, with the
appropriate reference thereon to the number and effective
date of the ordinance and brief description of the nature of
the chan�e .
Section � This Ordinance shall in no manner amend , change ,
supplement , or revise any provision of any ordinance of the City
of Friendswood , save and except the change in zoning
classification of said property some 12 . 99�6 aeres of land out
of lot 3 , Berean Baptist Subdivision on FM 528 as described in
Exhibit "A" as provided in Section 2.

METES AND BOUNDS
12.9946 acres of land, being a portion of Lot 3 of "BEREAN BAPTIST SUBDIVISION"
according to the plat as recorded in Volume 18, Page 202, Plat Records, in the
Office of the County Clerk, Galveston County, Texas, and being more
particularly described by metes and bounds as follows:
BEGINNING at the east corner of Lot 2 and the south corner of Lot 3 in the
northwest line of Mission Estates Subdivision, Section Three;
THENCE North 48 deg. 48 min. 52 sec. West along and with the northeast line of
Lot 2 and the southwest line of Lot 3, a distance of 710.87 feet to a point for
the west corner of the herein described tract;
THENCE North 41 deg. 11 min. 08 sec. East a distance of 821.22 feet to a point
for the north corner of the herein described tract in the northeast line of Lot
3;
THENCE South 44 deg. 48 min. East along and with the northeast line of Lot 3, a
distance of 712.61 feet to the east corner of Lot 3, also being the north
corner of Mission Estates Subdivision, Section Three;
THENCE South 41 deg. 11 min. 08 sec. West along and with the southeast line of
Lot 3, a distance of 771.33 feet to the PLACE OF BEGINNING and containing
12.9946 acres of land.
