AN ORDINANCE CHANGING THE ZONING CLASSIFICATION OF
PROPERTY BEING A TRACT OF LAND CONTAINING 7 . 62 ACRES
LOCATED AT FM 528 AND SUNSET, THE NORTH CORNER OF
LOT 7 , BLOCK 5, FRIENDSWOOD SUBDIVISION, SARAH
MCRISSICK OR J .R . WILLIAMS LEAGUE, FROM COMMUNITY
SHOPPING CENTER (CSC) TO NEIGHBORHOOD COMMERCIAL
DISTRICT (NC) ; AMENDING THE ZONING DISTRICT MAP OF
THE CITY AS ADOPTED BY ORDINANCE N0. 8�-15; AND
CONTAINING OTHER PROVISIONS RELATING TO THE SUBJECT.

WHEREAS, W. fi. Murphy, agent for record owner Sun Park
Limited , has requested rezoning for a certain tract of land some
7 .6288 acres loeated F.M 528 and Sunset , situated within the
corporate limits of the City of Friendswood , Texas , said tract
being more particularly described in Exhibit "A" attached hereto
and made a part hereof; and
WHEREAS; said property located at F.M. 528 and Sunset some
7 .6288 acres of land , presently has a zoning classification of
COMMUNITY SHOPPING CENTER pursuant to Ordinance No. 8�1-15 ,
passed and approved the 19th day of November , 1984 , same being
the City of Friendswood Zoning Ordinance ; and
WHEREAS, W. E. Murphy, Agent for Sun Park Limited record
owners for said property, has made application to the City of
Friendswood to change the zoning elassification of said tract of
land from COMMUNITY SHOPPING CENTER TO NEIGHBORHOOD COMMERCIAL
DISTRICT as authorized by the City's Zoning Ordinanee; and
WHEREAS, the Planning and Zoning Commission and the City
Council of the City of Friendswood have conducted , in the time

and manner and after the notice required by law and the Zoning
Ordinance of the City, a public hearing on such request for
change in zoning elassification; and
WHEREAS, the Planning and Zoning Commission has reeommended
and the City Couneil now deems it appropriate to grant such
requested change in classification; now, therefore BE IT ORDAINED
BY THE CITY COONCIL OF THE CITY OF FRIENDSWOOD , STATE OF TEXAS:
Seetion 1� The facts and matters set forth in the preamble
of this Ordinance are hereby found to be true and correct .
Section � The zoning classification of that certain
property located at F.M. 528 and Sunset , some 7 .6288 aeres as
shown on Exhibit "A" hereto is hereby ehanged from CSC to
NC.
Seetion 3.,_ The Zoning District Map of the City of
Friendswood shall be revised and amended to show the zoning
classification of the above described property located at FM
528 and Sunset , some 7 . 6288 acres of land as shown on Exhibit "A"
as provided in Section 2 hereof, with the appropriate
reference thereon to the number and effeetive date of the
ordinanee and brief deseription of the nature of the change .
Seetion � This Ordinance shall in no manner amend , change ,
supplement , or revise any provision of any ordinance of the City
of Friendswood , save and except the change in zoning
classification of said property located F.M. 528 and Sunset,
some 7 . 6288 acres of land as described in Exhibit "A" as provided
in Section 2.

PASSED and APPROVED on first reading this 19th day of
February, 1990.
PASSED, APPROVED, and ADOPTED on second and final
reading this 5th day of March, 1990 .

Texas, accarding to the map or plat recorded in Volume 254, Page 37,
County Clerk of Galveston County, Texas;
THENCE S 45 deg W a distance of•510.68 feet;
THENCE S 45 deg E a distance o! 30.00 feet, said point being the point of
intersection of the Southeast R-O-W line of Briarmeadow �rive with the
Northeast R-O-W 1 ine of Sunset Drive;
THENCE S 45 deg 21' 35" E, along the Northeast R-O-W line of Sunset Drive,
a distance of 2260.99 feet to the PLACE OF BEGINNING of the tract herein
described;
THENCE N 45 deg 00' E from said beginning corner, parallel to the
Southeast line of Block 7, a distance of 597.88 feet to a point for corner;
THENCE S 43 deg 34' 08" E a distance of 555.38 feet to a point for corner
in the Northwesterly R-O-W line of FM 528;
THENCE S 45 deg 00' W along the Northwesterly R-O-W line of FM 528,
parallel to the Southeast line of Block 7, a distance of 598.02 feet to a
point for corner in the Northeast R-O-W line of Sunset Drive;
THENCE N 45 deg 21' 35" W along Sunset Orive a distance of 556.12 feet to .
