N0. 6 , ABSTRACT 645 , B.S. & F. SURVEY N0. 5 , ABSTRACT
625 , AND ALSO BEING OUT OF AND A PART OF THE MARY
SLOAN SURVEY, N0. 5, ABSTRACT 18� , GALVESTON COUNTY,
TEXAS, LOCATED SOUTH OF SAN JOAQUIN PARKWAY ALONG FM
528, FROM MULTI - FAMILY RESIDENCE - MEDIUM DENSITY
DISTRICT TO SINGLE FAMILY RESIDENCE ; AMENDING THE
ZONING DISTRICT MAP OF THE CITY AS ADOPTED BY
ORDINANCE N0. 8�-15 ; AND CONTAINING OTHER PROVISIONS
RELATING TO THE SUBJECT.

WHEREAS, D.C. & J.L. Dawson, record owner , has requested
rezoning for a certain tract of land loeated south of San Joaquin
Parkway along FM 528 , situated within the corporate limits of
the City of Friendswood , Texas , said tract being more
particularly described in Exhibit "A" attached hereto and made a
part hereof; and
WHEREAS ; said property located south of San Joaquin Parkway
along FM 528 , presently has a zonin� classification of MULTI
FAMILY RESIDENCE-MEDIUM DENSITY pursuant to Ordinance No. 8�-15 ,
passed and approved the 19th day of November , 198� , same being
the City of Friendswood Zoning Ordinance ; and
WHEREAS, D . C. & J .L . Dawson, record owners for said
property, has made applieation to the City of Friendswood to
change the zoning elassification of said traet of land from MULTI
FAMILY RESIDENCE - MEDIUM DENSITY TO SINGLE FAMILY RESIDENCE as
authorized by the City' s Zoning Ordinance ; and

WHEREAS, the Planning and Zoning Commission and the City
Council of the City of Friendswood have conducted , in the time
and manner and after the notice required by law and the Zoning
Ordinance of the City, a publie hearing on sueh request for
ehange in zoning classifieation; and
WHEREAS, the Planning and Zoning Commission has recommended
and the City Council now deems it appropriate to grant sueh
requested change in classification; now, therefore BE IT ORDAINED
BY THE CITY COUNCIL OF THE CITY OF FRIENDSWOOD , STATE OF TEXAS :
Sec io� 1,z The faets and matters set forth in the preamble
of this Ordinance are hereby found to be true and correct .
Seetion � The zoning classification of that certain
property located south of San Joaquin Parkway along FM 528 as
shown on Exhibit "A" hereto is hereby changed from MFR-M TO
SFR .
Seetion 3,� The Zoning Distriet Map of the City of
Friendswood shall be revised and amended to show the zoning
classification of the above described property located south
of San Joaquin Parkway alon FM 528 as provided in Section 2
hereof, with the appropriate reference thereon to the number
and effeetive date of the Ordinance and brief deseription of
the nature of the change.
Section � This Ordinance shall in no manner amend , change ,
supplement , or revise any provision of any ordinance of the City
of Friendswood , save and exeept the ehange in zoning
classifieation of said property located south of San Joaquin
Parkway along FM 528 as described in Seetion 2 hereof.

PASSED and APPROVED on first reading this 5th day of
February, 1990 .
PASSED , APPROVED , and ADOPTED on second and final
reading this 19th day of February, 1990.

DESCRIPTION
Being a tract of land containing 55.23 acres out of and a part of the George W.
Patterson Survey, No. 6, Abstract 645, also out of and a part of the B,S � F.
Survey No. 5, Abstract 625, and also being out of and a part of the Mary Sloan
Survey, No. S, Abstract 184, Galveston County, Texas. Said 55.23 acres being
more particularly described as follows:
COMMENCING at the intersection of the Northeasterly right-of-way line of
Cypress Point Drive (80 foot right-of-way) and the Northwesterly right-of-way
line of F.M. Road 528 (100 foot right-of-way) ;
THENCE South 48° 48' S2" East, a distance of 100.00 feet to the Southeasterly
right-of-way line of said F.M. 528;
THENCE South 41 ° 11 ' 08" West, along the said Southeasterly right-of-way
line of F.M. 528, a distance of 80.00 feet to a point for corner;
THENCE South 48° 48' S2" East, a distance of 155.16 feet to the beginning of
a curve to the Left;
THENCE along said curve having a radius of 1270.00 feet, a distance of
422.47 feet to the PLACE OF BEGINNING.
THENCE continuing along said curve having a radius of 1270,00 feet a length
of 98.10 feet to the end of said curve;
THENCE South 72° 18' 00" East, a distance of 424.97 feet to a point for
corner;
THENCE South 18° 18' 21" West, a distance of 2099.41 feet to a point for
corner;
