AN ORDINANCE FINDING AND DETERMINING THAT PUBLIC CON-
VENIENCE AND NECESSITY NO LONGER REQUIRE THE CONTINUED
EXISTENCE OF THAT PORTION OF SAN MIGUEL DRIVE IN SAN
JOAQUIN ESTATE SUBDIVISION, SOUTH OF SAN JOAQUIN
PARKWAY, AS SHOWN BY MAP RECORD N0. 17, MAP NOS. 63
AND 64, OF THE DEED RECORDS OF GALVESTON COUNTY,
TEXAS ; VACATING, ABANDONING, AND CLOSING SAID PORTION
OF SAN MIGUEL DRIVE; AUTHORIZING THE MAYOR TO EXECUTE
AND THE CITY SECRETARY TO ATTEST A QUIT CLAIM DEED
CONVEYING SAID ABANDONED ROADWAY TO DONALD C. DAWSON
AND JOHN L. DAWSON, THE ABUTTING PROPERTY OWNERS OF
SAID ROADWAY, FOR FAIR MARKET VALUE; AND CONTAINING
OTHER PROVISIONS RELATING TO THE SUBJECT.

WHEREAS, Donald C. Dawson and John L. Dawson, the abutting
property owners of the below described roadway, have petitioned
the City of Friendswood, Texas, to vacate, abandon, and close
the said below described roadway; and
WHEREAS, the City Council has determined that the
hereinafter described roadway should be vacated, abandoned, and
closed for the reason that the same is no lon�er needed by the
City; and
WHEREAS , said roadway has been appraised by a qualified
appraiser and the appraisal report of such appraiser has been
taken into consideration by the City Council ; now, therefore
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FRIENDSWOOD,
TEXAS :
Section l . The City Council of the City of Friendswood,
Texas, hereby finds and determines that public convenience and
necessity no longer require the continued existence of the
hereinafter described roadway.
Section 2. The roadway described in Exhibit "A" attached
hereto and made a part hereof is hereby vacated, abandoned, and
closed.
Secti.on 3. The Mayor is hereby authorized to execute and
the City Secretary is hereby authorized to attest a quit claim
deed, conveying the hereinabove described abandoned roadway to
Donald C. Dawson and John L. Dawson, sole owners of lots
adjacent to that portion of San Miguel Drive as descri�ed
herein for a consideration of $11 ,000. 00, same being the fair
market value of said roadway.
Section 4. This ordinance shall become effective upon: (a)
final approval by the City of Friendswood Planning and Zoning
Commission of the proposed vacation and replat of San Joaquin
Estates Sections 1 and 3 as recorded in Map Records No. 17, Map
Nos . 63 and 64, of The Deed Records of Galveston County, Texas ;
and b) proof of ownership by Donald C. Dawson and John L.
Dawson of all lots adjacent to San Aliguel Drive as described
herein, said proof to be provided within 180 days from the date
of adoption of this ordinance.

A 2.0736 acre tract of land being all of that portion of San Miguel Drive
right of way beginning at the Southwesterly. right of way of San Joaquin
Parkway and extending in a Southwesterty direction to the end of the cul -de-sac,
lying entirely in Block 1 , Section 1 and Block 1 , Section 3 of� San Joaquin
Estates, Section 1 , 2, and 3 as recorded in Vo_lume 17, Pages 63 and 64 of
Galveston County Map Records.
COMMENCING at the most Southwesterly corner of San Joaquin Estates, Section
l , 2, and 3 as recorded in Volume 17, Pages 63 and 64, Galveston County Map
Records;
THENCE North 39 ° 32' 07" East, along the most Westerly line of said subdivision,
a distance of �942, 12 feet to a point for a corner, said point being in the
Southerly right of way of San Joaquin Parkway (80 foot right of way) ;
TNENCE South 50 ° 33' 00" East, along said Southerly right of way of San
Joaquin Parkway, a distance of 612.00 feet to the PLACE OF BEG1NNfNG of the
herein described tract;
THFNGE In a Southerly direction along a curve to the Right having a radius
of 20 feet, a delta of 90 ° 00' 00", and an arc length of 31 .42 feet to the
point of tangency; '
THENCE South 39 ° 27' OQ" West, along a line being the West right of way of San
Miguel Drive (60 foot right of way) , as recorded in the above mentioned plat of
San Joaquin Estates, Section 1 , 2, and 3, a distance of 535.00 feet to a point
of curvature;
THENCE Continuing in a Southwesterly direction along a curve to the Right
having a radius of 720.00 feet, a delta of 22 ° 24' 44" and an arc length of
281 ,64 feet to a point of reverse curve;
THENCE Continuing in a Southwesterly direction along a curve to the Left having
a radius of 780.00 feet, a delta of 26 ° 44' 35" and an arc length of 364,07 feet
to a point of reverse curve;
THENCE Continuing in a Southwesterly direction along a curve to the Right having
a radius of 35.00 feet, a delta of 79 ° 20' 36", and an arc length of 48,47 feet
to a point of reverse curve;
THENCE Continuing in a Southwesterly direction along a curve to the Left having
a radius of 35.00 feet, a delta of 8'4° 14' 44", and an arc length of 51 .46 feet
to a point of compound curve;
THENCE Continuing in a Southwesterly direction along a curve to the Left having
