AN ORDINANCE AMENDING CITY OF FRIENDSWOOD ORDINANCE N0 .
291 , PASSED AND APPROV�D AS OF P10VEMBER 7 , 1977 , AND
KNOWN AS THE ZONING ORDINANCE OF THE CITY , BY CHANGING
THE ZONING OF A CERTAIN PARCEL OF LAND FROM C-1 to R-3
CHANGING THE ZONING M11P ACCORDINGLY ; AND PROVIDING FOR
OTHER MATTERS RELATING TO THE SUBJECT,
WHEREAS , the Friendswood City Council and the Friendswood
Planning and Zoning Commission conducted a joint public h�aring
on March 31 , 1983 , to consider the rezoning of the hereinafter
described parcel of land from C-1 to x-3 .
WHEREAS , the hearing was duly called as provided by the
laws of the State of Texas and Ordinance No . 291 of the City of
Friendswood, and that in such hearing all persons attending
were allowed to be heard on the question of whether or not the
rezoning of said property from C-1 to R-3 .
public health , safety , morale , convenience or general welfare
of the citizens of Friendswood , and whether or not such rezoning
would violate the rights of any interested persons ; now, therefore ,
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FRIENDSWOOD,
STATE OF TEXAS :
Section l . City of Friendswood, Texas , Ordinance No . 291 ,
passed and approved on November 7 , 1977 , and known as the Zoning
Ordinance , is hereby amended by changing the zoning classifica-
tion of the following described properiy from �_� to �-3 .�
BEING a parcel of land out of the Regency Estates Subdivision in Galveston
County, Texas, and being more particularly described by metes and bounds
as follows;
COMMENCING at the Northeast corner of the abovementioned l�egency Estates
Subdivision, said point also being located at the intersection of the
existing Southwesterly right-of-way of Sunset Drive (based on 80 foot
right-of-way) with the existing Northwesterly right-of-way of FM 528
(based on I00 foot riglit-of-way) ;
THENCE Narth 45°21'35" West along said e.xisting right-of-way af Sunset
Drive a distance of 6I0.01 feet to the POINT OF BEGINNIN�;
THENCF. South 45°00'00'" West a distance of 520.00 feet to a poinr;
THENCE South 13°47 'S3" East a distarice of 7�.15 feet to a point;
THENCE South 45°00'00" East a distance of 550.00 feet to a point;
THENCE South 45°00'00" West a distance of 280.00 feet to a point;
THENCE North 45°:00'00" West a distance of 700.00 feet to a point;
THENCE North 18°00'00" West a distance of 97 .00 feet to a point;
THENCE North 02°23 ' 05" West a distance of 85.96 feet to, a, po�int;

Section 2 . ihe official zoning map of the City shall be
revised to show the above described traet rezoned from C-1 to
R-3 .
Section 3 . 'Fhis ordinance sha11 in no way reduce , amend,
supplement , or change any provision of any ordinance of the
City of Friendswood other than to accomplish the rezoning of
the tract described in Section 1 from C-1 to R-3 .
