ORDINANCE N0 . 5/83
AN ORDINANCE AMENDING CITY OF FRIENDSWOOD ORDINANCE N0 .
291, PASSED AND APPROVED AS OF P10VEMBER 7 , 1977 , AND
KNOWN AS THE ZONING ORDINANCE OF THE CITY, BY CHANGING
THE ZONING OF A CERTAIN PARCEL OF LAND FROM R-3 TO R-l ;
CHANGING THE ZONING MAP ACCORDINGLY; AND PROVIDING FOR
OTHER MATTERS RELATING TO THE SUBJECT.
WHEREAS , the Friendswood City Council and the Friendswood
Planning and Zoning Commission conducted a joint public hearing
on March 31 , 1983 , to consider the rezoning of the hereinafter
described parcel of land from R-3 to R-l ; and
WHEREAS, the hearing was duly called as provided by the
laws of the State of Texas and Ordinance No. 291 of the City of
Friendswood, and that in such hearing all persons attending
were allowed to be heard on the question of whether or not the
rezoning of said property from R-3 to R-1 would affect the
public health, safety, morale, convenience or general welfare
of the citizens of Friendswood, and whether or not such rezoning
would violate the rights of any interested persons ; now, therefore ,
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FRIENDSWOOD,
STATE OF TEXAS :
Section l. City of Friendswood, Texas , Ordinance No. 291 ,
passed and approved on November 7 , 1977 , and known as the Zoning
Ordinance, is hereby amended by changing the zoning classifica-
tion of the following described property from R-3 to R-l:
BEING a parcel of land out of the Regency Estates Subdi-
vision in Galveston County, Texas , and being more particularly
described by metes and bounds as follows :
COMMENCING at the Northeast corner of the abovementioned
Regency Estates Subdivision , said point also being located
at the intersection of the existing Southwesterly right-of-
way of Sunset Drive (based on 80 foot right-of-way) with
the existing Northwesterly right-of-way of FM 528 (based
on 100 foot right-of-way) ;
THENCE North 45g 21 ' 35" West along said existing right-of-
way of Sunset Drive a distance of 890 . 02 feet to the POINT
OF BEGINNING :
THENCE South 45° 00 ' 00" taest a distance of 630 . 00 feet
to a point ;
THENCE South 23° 30 ' 00" West a distance of 110 . 00 feet
to a point ;

THENCE South 02° 23 ' Oi�" East a distance of 85 . 96 feet
to a point ;
THENCE South 18° 00 ` 00" East a distance of 97 . 00 feet
to a point ;
THENCE South 45° 00 " 00" East a distance of 700 . 00 feet
to a point;
THENCE South 45� 00 ' 00" West a distance of 110 . 00 feet
to the beginning of a curve to the right ;
THENCE along the arc of said curve to the right having a
radius of 20 . 00 feet , a central angle of 90°, an arc
length of 31. 42 feet to the point of tangency;
THENCE North 450 00 ' 00" West along the existing North-
easterly right-of-way of Windsor Drive (based on 60 foot
right-of-way) a distance of 700 . 00 feet to the beginning of
a curve to the right ;
THENCE continuing along said existing right-of-way of
Windsor Drive and said curve to the right having a radius
of 300. 00 feet, a central angle of 90°, an arc length of
471. 24 feet to the point of tangency ;
THENCE North 45� 00 ' 00" East along said existing right-
of-way of Windsor Drive a distance of 643 . 89 feet to the
beginning of a curve to the right ;
THENCE along the arc of said curve to the right having a
radius o�' 20 . 00 feet , a central angle of 89° 38 " 25" , an arc
length of 31. 29 feet to the point of tangency;
THENCE South 45° 21' 35" East along said existing right-of-
way of Sunset Drive a distance of 110 . 13 feet to the POINT
OF BEGINNING and containing 5 . 378 acres , more or less .
Section 2 . The official zoning map of the City shall be
revised to show the above described tract rezoned from R-3 to R-l.
Section 3 . This ordinance shall in no way reduce , amend,
supplement, or change any provision of any ordinance of the
City of Friendswood other than to accomplish the rezoning of
the tract described in Section 1. from R-3 to R-1
