AN ORDINANCE GRANTING A SPECIFIC USE PERMIT AUTHORIZING
THE USE IN REGENCY ESTATES SUBDIVISION IN THE CITY OF
FRIENDSWOOD, TEXAS, AS SPECIFIC USE-SFR; PROVIDING
CONDITIONS FOR THE GRANTING OF SUCH SPECIFIC USE
PERMIT; AMENDING THE ZONING DISTRICT MAP OF THE CITY
AS ADOPTED BY ORDINANCE 84-15, PASSED AND APPROVED ON
NOVEMBER 19, 1984; AND CONTAINING OTHER PROVISIONS
TO THE SUBJECT.
WHEREAS, Mr. Eugene H. Branscome, Jr . , Trustee developer
of Regency Estates Section Two, Subdivision situated within the
corporate limits of the City of Friendswood, Texas; and
WHEREAS, said tracts of land presently have a zoning
classification of SFR under Ordinance No. 84-15, the city of
Friendswood Zoning Ordinance; and
WHEREAS, the City of Friendswood deems it appropriate to
grant a Specific Use Permit, authorizing the use of Lots 57, 58,
60, 61, 21, 22, 24, and 25 as Specific Use-SFR, to amend lot
sizes to correspond with the City's Zoning Ordinance; and
WHEREAS, the Planning and Zoning Commission and the City
Council of the City of Friendswood have conducted, in the time
and manner and after the notice required by law and the Zoning
Ordinance if the City, a public hearing on such request for a
specific use permit; and
WHEREAS, the City Council of the City of Friendswood now
deems it appropriate to grant such requested specific use permit,
subject to certain limitations, restrictions, and conditions;
now, therefore
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FRIENDSWOOD,
STATE OF TEXAS:
Section 1. The facts and recitations set forth in the
preamble of this Ordinance are hereby found to be true and
correct.
Section 2. The subdivisions lots 57, 58, 60, 61, 21, 22,
24, and 25 are hereby granted a specific use permit authorizing
the use of said tracts of land as Specific Use-SFR, as authorized
by the City of Friendswood Zoning Ordinance and subject to the

limitations, restrictions and conditions contained in Section 4
herein.
Section 3. The Specific use of such tracts of land
authorized and permitted by this Ordinance are Single Family
Residential .
Section 4. The Specific Use authorized and permitted by
this Ordinance shall be, and is, subject to the limitations,
restrictions, and conditions set forth for SFR (A) in City of
Friendswood Ordinance No. 84-15, except as provided below:
A. Lot Sizes -Maximum of 8 lots with minimum lot width of
60 ft. , mininum lot depth of 105 ft. and minimum side set back of
5 ft.
Section 5. The Zoning District Map of the City of
Friendswood shall be revised and amended to show the specific use
permitted on said tracts of land as provided in Section 2 and 3
hereof, with the appropriate reference thereon to the number and
effective date of this Ordinance and brief description of the
nature of the change.
Section 6. This Ordinance shall in no manner amend, change,
supplement, or revise any provision of any ordinance of the City
of Friendswood, save and except the specific use permit granted
to the tracts of land described in Section 2 hereof authorizing
the Specific Use-SFR and the imposition of the findings,
limitations, restrictions, and conditions contained herein.
