A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF FRIENDSWOOD, TEXAS, DETERMINING THAT LAND
IS NEEDED FOR THE CONSTRUCTION, OPERATION,
MAINTENANCE, AND EXPANSION OF STEVE,NSON
PARK; ACCEPTING THE DEDICATION OF SAID LAND
FROM FLORENCE LANNING, PROPERTY OWNER
WHEREAS, the City Council of the City of Friendswood now finds and determines that
public convenience and necessity requires the City of Friendswood to acquire property over and
across a tract of land containing 1.997 acres for the maintenance and operation, and expansion of
Stevenson Park in the City of Friendswood, Texas, a more specific description of said 1.997 acre
tract of land is contained in Exhibit "A", General Warranty Deed, and made a part thereof,
(herein after the "Land"); and
WHEREAS, the City of Friendswood, through its duly authorized representative, has
negotiated with the owners of said tract of land for the dedication of such property for the herein
stated purpose and has been able to agree with such owners as to the fair market value thereof, now,
therefore,
BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF FRIENDSWOOD,
TEXAS:
Section 1. The facts and matters set forth in the preamble of this Resolution are hereby
found to be true and correct.
Section 2. The City Council of the City of Friendswood finds that bona fide
negotiations have been conducted by the authorized representative of the City for the acquisition of
the property over the herein described tract of land, and that said negotiations were successful, and
that the acquisition of the property for the negotiated price is approved.
Section 3. The Mayor is authorized to execute any documentation necessary to accept,
document,and record said Deed.

THAT FLORENCE LANNING ("Grantor"), for and in consideration of Three Hundred and
Seventy-Five Thousand Dollars ($375,000.00)and other good and valuable consideration paid in cash to
the Grantor by the Grantee herein named, has GRANTED, BARGAINED, SOLD AND CONVEYED
and by these presents does GRANT, BARGAIN, SELL AND CONVEY unto the CITY OF
FRIENDSWOOD, a Home-Rule City of the State of Texas ("Grantee"), all of the property described as
being a 1.997 acme tract of land in the Sarah McKissick League, Abstract No. 151, also known as 220
Shadwell Lane, Friendswood, Galveston County, Texas, farther described in the attached exhibit (the
"Property").
THIS CONVEYANCE IS MADE BY GRANTOR AND ACCEPTED BY GRANTEE subject to
the terms, conditions and provisions hereof and further suhject to all applicable easements, conditions,
restrictions, covenants, mineral or royalty interests, mineral reservations, surface waivers, liens,
encumbrances,regulations or orders of municipal and/or other governmental authorities, if any, or other
matters of record,to the extent,but only to the extent,they are validly existing and affect the Property.
TO HAVE AND TO HOLD the Property,together with all singular the rights and appurtenances
thereto and in anywise belonging, unto the said Grantee, its successors and assigns forever; and Grantor
does hereby bind itself, its successors and assigns, to Warrant and Forever Defend all and singular the
Property unto the said Grantee, its successors and assigns, against every person whomsoever lawfully
claiming or to claim.the same of any part thereof.
IN WITNESS WHEREOF, the.Grantor herein has executed this General Warranty Deed, to be

METES AND BOUNDS DESCRIPTION of a 1,997-acre tract in the Sarah McKissick League,
Abstract No. 151, Galveston County, Texas. Said 1.997-acre is a part of Lot 13 of Friendswood
Subdivision as recorded in Volume 7, Page 20 in the Galveston County Map Records and is
that same tract of land described in deeds to Florence A, Lanning (Lanning Tract) as recorded
in Clerk's File No.'s 9962576 and 9962577 in the Galveston County Clerk's Office, Said tract is
more particularly described by metes and bounds as follows:
COMMENCING at the point of intersection of the projected southeasterly line of the herein
described "Larinfng Tract" with the northwesterly line of Winding Way (n.k.a, Shadwell Lane,
based on a width of 60-feet), same being the southeasterly line of said Lot 13, said 'point bears
South 41°37'60' West, 814.19 feet from a 518-Inch iron rod found at the intersection of said
northwesterly line of Winding Way and the southwesterly line of F.M. 518 (a.k.a. South
Friendswood Drive);
THENCE, North 48 022'10" West, along the projected northeasterly line of the herein described
"Lanning `f racy' for a distance of 115.00 feet to a %Anch iron pipe found for the POINT OF
BEGINNING and east corner of the herein described tract;
THENCE, South 56°54'11"West, along the southeasterly fine of the hereln described tract for a
distance of 18315-feet to a 1-inch iron pipe found for the south corner of said"Lanning Tract",
said point is in the southeasterly line of a 5.18-1cre tract of land described in a deed to Charles
John Maisel, Jr. as recorded in Clerk's File No. 9721.650 in the Galveston County Clerk's Office,
from which a found 318-inch iron rod found for the southeasterly corner of said 5.18-acre tract
bears South 48°22'10" East, 102.85 feet;
THENCE, North 48°22'10" West, along the southwesterly line of the herein described "Lanning
Tract", same being the northeasterly line of said 518=acre tract, for a distance of 466,60 feet to
a 518-inch iron rod set for the west corner of the herein described tract, said point is in the
northwesterly line of the aforementioned Lot 13, same being the southeasterly line of a 0.935 of
an acre tract described in a deed to Kenneth E. Shoros and wife, Rosemary Shoros as recorded
in Clerk's File No. 9134878 in the Galveston County Clerk's Office, from which the west corner
of the said Lot 13 bears South 41 037'52"West, 229.82 feet;
THENCE, North 41°37'52" East, along the northwesterly line of said "Lanning Tract"same being
the northwesterly line of said Lot 13, for a distance of 177.26 feet to a 518-Inch iron rod set for
the north corner of the herein described tract, from which a 516•inch Iron rod found for the
southeasterly corner of said Kenneth E. Shoros tract bears North 41037,52" East,76.67 feet;
THENCE, South 48°22'10" East, along the northeasterly line of the herein described "Lanning
Tract", same.Wrig the southwesterly line of a called 10,6941-acre tract described in a deed to
the City of Friendswood as recorded in Book 2417, Page 176 in the Galveston County Deed
Records, for a distance of 515100 feet to the POINT OF BEGINNING, containing a computed
area of 1.997-acres(67,000 square feet).
NOTES:
1. The bearings shown hereon are based on the Texas Coordinate System of 1983, South
Central Zone.
2. A separate survey plat has been prepared in oonneotion with this metes and bounds
description.
3. All set corners have a survey cap stamped 'Wilson Survey Group",
