ORDINANCE NO. 9 9—2 3
AN ORDINANCE AMENDING APPENDIX C OF THE CITY OF FRIENDSWOOD
CITY CODE, SAID APPENDIX C BEING THE ZONING ORDINANCE OF THE
CITY, BY AMENDING THE REGULATION MATRICES FOR COMMERCIAL
AND RESIDENTIAL DISTRICTS CONTAINED IN PARAGRAPH 2 OF
SUBSECTION Q OF SECTION 7 THEREOF BY DELETING AND ADDING
CERTAIN SETBACKS FOR INTERIOR LOT LINES, AND PROVIDING THAT
ZERO LOT LINES WILL NOT BE PERMITTED IN MULTI-FAMILY
DISTRICTS, AND ADDING NOTES I AND J TO REQUIRE GREATER
SETBACKS UNDER CERTAIN CONDITIONS; PROVIDING A PENALTY IN AN
AMOUNT NOT TO EXCEED $2,000 FOR EACH DAY OF VIOLATION OF ANY
PROVISION HEREOF; AND PROVIDING FOR SEVERABILITY.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY FRIENDSWOOD, STATE
OF TEXAS:
Section 1. The Code of Ordinances of the City of Friendswood, Texas, is hereby
amended by amending the Regulation Matrix-Commercial District contained in paragraph 2 of
subsection Q of Section 7 of Appendix C thereof, to add in the heading for Interior Lots When
Abutting Property in a Residential District the words: "Or Garden Home District".
Section 2. The Code of Ordinances of the City of Friendswood, Texas, is hereby
amended by amending the Regulation Matrix-Residential District contained in Paragraph 2 of
subsection Q of Section 7 of Appendix C thereof, to delete and add to the following: columns
headed"Interior" and the"Zero Lot Lines".

Section 3. The Code of Ordinances of the City of Friendswood, Texas, is hereby
amended by amending the Regulation Matrix-Residential District contained in Paragraph 2 of
subsection Q of Section 7 of appendix C thereof, to add notes I and J as follows:
I. Twentv-five feet when abuttin�land zoned sin le�v residential (SFR)
district.
J. Ten feet when abutting land zoned anythin� other than Garden Home
District.
Section 4. That in the event any clause, phrase, provision, sentence, or part of this
Ordinance or the application of the same to any person or circumstance shall for any reason be
adjudged invalid or held unconstitutional by a court of competent jurisdiction, it shall not affect,
impair, or invalidate this Ordinance as a whole or any part or provision hereof other than the part
declared to be invalid or unconstitutional; and the City Council of the City of Friendswood,
Texas, declares that it would have passed each and every part of the same notwithstanding the
omission of any such part thus declared to be invalid or unconstitutional, whether there be one or
more parts.
Section 5. Any person who shall violate any provision of this Ordinance shall be deemed
guilty of a misdemeanor and, upon conviction, shall be fined in an amount not to exceed
$2,000.00. Each day of violation shall constitute a separate offense.
