Holding 1, LLC, a Texas limited liability located in Galveston County, Texas ("GRANTOR"),
owner of the below-described property, for and in consideration of the sum of TEN AND NO/100
DOLLARS ($10.00)and other good and valuable consideration paid in hand by GRANTEE herein
named, the receipt and sufficiency of which are hereby acknowledged and confessed by
GRANTOR, has GRANTED, SOLD, and CONVEYED, and by these presents does hereby
GRANT, SELL, and CONVEY unto the CITY OF FRIENDS WOOD, a home rule municipal
corporation of the State of Texas ("GRANTEE"), a perpetual drainage easement in, under, over,
along, upon, and across that certain tract of land, being more particularly described in Exhibit "A,"
which is attached hereto and incorporated herein for all intents and purposes (the "Easement").
TO HAVE AND TO HOLD the above-described Easement,together with all and singular
the rights and appurtenances thereto in any wise belonging,together with the rights of ingress and
egress to and from the Easement for the purposes of the installation, construction, operation,
maintenance, replacement, repair, upgrade, removal and providing drainage and related facilities,
including, but not limited to, drainage channels, storm sewers, sanitary sewers, and conveyance
structures, and detention and water quality controls and associated appurtenances, unto the said
GRANTEE, its successors and assigns forever.

GRANTOR binds itself as well as its successors and assigns,to warrant and forever defend
all and singular the Easement unto GRANTEE and GRANTEE'S successors and assigns against
every person whomsoever lawfully claiming or to claim the same or any part thereof.

DRAINAGE EASEMENT
FIELD NOTES FOR A 0.1937 ACRE TRACT
Being a tract of land containing 0.1937 acre (8,440 square feet) located in the A.H.
Jackson Survey, Abstract Number (No.) 128, Galveston County, Texas; said 0.1937 acre
tract being a portion of Reserve "B" as shown on the map of Castle Narnia Way recorded
under Galveston County Map Records (G.C.M.R.) Map No. 2024032061, said 0.1937
acre tract being more particularly described by metes and bounds as follows (all bearings
are based on the Texas Coordinate System, South Central Zone,North American Datum
of 1983 (NAD83), as per GPS observations.):
COMMENCING at a 5/8-inch iron rod with a cap stamped"Miller Survey" found in the
northeasterly Right-of-Way (R.O.W.) line of Friendswood Parkway (60-feet wide as per
Galveston County Deed Records (G.C.D.R.) Volume (Vol.) 2195, Page (Pg.) 13 and
expanded in Galveston County Clerk's File (G.C.C.F.) No. 2024032061) for the south
corner of said Reserve "A", and the west corner of Reserve "C" of said Castle Narnia
Way;
THENCE, with the southeast line of said Reserve "A", North 41 degrees 48 minutes 34
seconds East, passing at a distance of 219.20, a 5/8-inch iron rod with cap stamped
"Miller Survey" found for the northeast corner of said Reserve "C", for a total distance of
258.51 feet to the POINT OF BEGINNING of the herein described tract;
THENCE, through and across Reserve "B" of said Castle Narnia Way,the following four
(4) course;
1. North 41 degrees 48 minutes 34 seconds East, a distance of 20.00 feet to an angle
point;
2. South 48 degrees 39 minutes 39 seconds East, a distance of 421.93 feet to an
angle point;
3. South 41 degrees 20 minutes 19 seconds West, a distance of 20.00 feet to an angle
point;
4. North 48 degrees 39 minutes 39 seconds West, a distance of 422.10 feet to the
POINT OF BEGINNING and containing 0.1937 acre of land.
