Being 0.052 of one acre (2,270 square feet) of land, more or less, out of V
a 2.443 acre residue of a called 4.9021 acre tract of land, being further
out of Lot61 of the Hoidale and Coffman Subdivision, a subdivision of
record, situated in the Perry . and Austin Ieague, Abstract. 55, Harris '
County, Texas according to 'the map or plat thereof recorded in Volume 3,
Page 6 of the Harris County Map girds (H.C.M.R.) ; said 4.9021 acre tract
being the same land described in deed dated March 14, 1969 from Erin Bain
Jones to Summer Woods, Inc. and recorded trader File Number C895421, Film
Code 104-24-1103 of the Harris County Official Public Records of Real
Property (H.C.O.P.R.R.P.') ; said 0.052 of one acre of land, more or less,
being more particularly described by metes and bounds as follows:
C0TAENCING at a point for the end of a tangent curve to the left in the
existing southeasterly right-of-way line of F.M. 2351; thence as follows:
South 25'4915511 West, along said existing southeasterly right-of-
way line, at 2.46 feet pass a found 4-inch x 4-irxli concrete
monument, in all a total distance of 140.28 feet to a 5/8-itch
iron rod with S= aluminum disc set for the point of
intersection with the proposed southeasterly right-of-way line of
F.M. 2351 anal being the POINT OF BEGINNaIG (X = 3,209,682.66, Y =
641,279.70) ;
1.) THENCE, SCUM 09-58143" West, along said proposed southeasterly
right-of-way line, a distance of 120.05 feet to a 5/8-inch iron
rod with SEEPr aluminum disc set for corner;
2.) THENCE, SOUTH 13°40'50" West, Continuing along said proposed
southeasterly right-of-way line, a distance of 134.23 feet to a
5/8-inch iron rod with SL1HPT aluminum num disc set for the point of
intersection with the aforementioned existing southeasterly right-
of-way line of F.M. 2351;

4.) THENCE, NO= 25°49'55" East, . continuing along said existing
southeasterly right-of-way line, a distance of 57.31 feet to the
POINT OF EEGINNING, containing an area of 0.052 of one acre (2,270
square feet) of land, more or less. (All bearings are based on
the Texas Coordinate System, South Central Zone. All distances and
coordinates are surface and may be converted to grid by
multiplying by the SC= factor of 0.9998700) .

SAVE and EXCEPT, HOWEVER, it is expressly understood and agreed that Grantors are retaining title to the
following improvements located on the above-described property, to wit:
None
Grantors covenant and agree to remove the above-described improvements from said land by
N/A , 19 , subject, however, to such extensions of time as may be granted by the
State in writing; and if, for any reason, Grantors fail or refuse to remove same within said period of time pre-
scribed, then, without any further consideration, the title to all or any part of such improvements not so removed
shall pass to and vest in the State of Texas forever.
Grantors reserve all of the oil, gas and sulphur in and under the land herein conveyed but waive all rights of ingress
and egress to the surface thereof for the purpose of exploring, developing, mining or drilling for same; however,
nothing in this reservation shall affect the title and rights of the State to take and use all other minerals and
materials thereon, therein and thereunder.
TO HAVE AND TO HOLD the above-described premises herein conveyed together with all and singular the rights
and appurtenances thereto in any wise belonging unto the State of Texas and its assigns forever; and Grantors do
hereby bind ourselves, our heirs, executors, administrators, successors and assigns to Warrant and Forever Defend
all and singular the said premises herein conveyed unto the State of'Texas and its assigns against every person
whomsoever lawfully claiming or to claim the same or any part thereof, by, through, and under us, but
not otherwise. 29th
