THAT Gregory Bruno, ("GRANTOR"), owner of the below-described property, for and
in consideration of the sum of THIRTY-EIGHT THOUSAND AND NO/100 DOLLARS
($38,000.00)and other good and valuable consideration paid in hand by GRANTEE herein named,
the receipt and sufficiency of which are hereby acknowledged and confessed by GRANTOR,has
GRAN I'ED, SOLD, and CONVEYED, and by these presents does hereby GRANT, SELL, and
CONVEY unto the CITY OF FRIENDSWOOD, a home rule municipal corporation of the State
of Texas ("GRANTEE"), a perpetual waterline easement in, under, over, along, upon, and across
that certain tract of land, being more particularly described in Exhibit "A," attached hereto and
incorporated herein for all intents and purposes (the "Easement").
TO HAVE AND TO HOLD the above-described Easement,together with all and singular
the rights and appurtenances thereto in any wise belonging,together with the rights of ingress and
egress to and from the Easement for the purposes of constructing, inspecting, reconstructing,
repairing, relocating, altering, and maintaining underground potable waterlines and related
facilities, unto the said GRANTEE, its successors and assigns forever.
GRANTOR binds himself as well as his heirs, executors, administrators, successors, and
assigns, to warrant and forever defend all and singular the Easement unto GRANTEE and
GRANTEE'S successors and assigns against every person whomsoever Iawfully claiming or to
claim the same or any part thereof.

METES AND BOUNDS DESCRIPTION
OF 0.1308 ACRE (5,696 SQUARE FEET) OF LAND
IN THE SARAH McK1SSICK LEAGUE SURVEY, A-151
GALVESTON COUNTY, TEXAS
BEING 0.1308 acre (5,696 square feet) of land, in the Sarah McKissick League Survey, A-151,
Galveston County, Texas, being a portion of Lot 14, Block 5, HERITAGE ESTATES SECTION ONE,
according to the plat thereof recorded under Volume 15, Page 7 in the Map Records of
Galveston County, Texas, and being more particularly described by metes and bounds as
follows, with bearings based on the Texas Coordinate System of 1983, South Central Zone:
COMMENCING at a 5/8-inch iron rod with a cap stamped "FMS" found in a curve to the left
common to the southeast corner of said Lot 14 and in the northeast cul-de-sac right-of-way
curve of Richmond Lane (60-feet wide) from which a 1/2-inch iron rod found bears South 57°
03' 40" West—114.11 feet;
THENCE in a northwesterly direction, with said common curve to the left, having a radius of
50.00 feet, a central angle of 39° 06' 39", a chord bearing and distance of North 67° 25' 06"
West-33.47 feet, and an arc distance of 34.13 feet,to the POINT OF BEGINNING of the herein
described easement;
THENCE in a southwesterly direction, continuing with said common curve to the left, having a
radius of 50.00 feet, a central angle of 27° 47' 03", a chord bearing and distance of South 79°
07' 59" West - 24.01 feet, and an arc distance of 24.25 feet, to the southwest corner of the
herein described easement and the end of curve;
THENCE North 22° 43' 27" East - 289.34 feet, to the northwest corner of the herein described
easement in a line common to the north line of said Lot 14 and a southerly line of Clear Creek;
THENCE South 85° 24' 01" East- 21.04 feet, with said common line, to the northeast corner of
the herein described easement;
