KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF GALVESTON
THAT I, CLINTON R. HACKNEY, JR., TRUSTEE, of the County of
Galveston, State of Texas, hereinafter called "Grantor", in
consideration of the public good and as a contribution for the use
and benefit of the public being served by Clear Creek Drainage
District, have Granted, Given and Conveyed and by these presents do
Grant, Give and Convey unto CLEAR CREEK DRAINAGE DISTRICT of
Galveston County, Texas, a public body of the State of Texas, here-
inafter called "Grantee", the following property, to-wit:
Of a 2.6549 acre tract of land out of a 10.938 acre tract, as
recorded under Volume 2367, Page 346 of the Deed Records of
Galveston County, Texas, and being out of part of Lots 1 and
11, Block 6 of Friendswood Subdivision, Galveston County,
Texas, according to the plat of said subdivision, as recorded
under Volume 238, Page 14 and and Volume 254, Page 37 of the
County Clerk's office of Galveston County, Texas, said 2.6549
acres of land being more particularly described by metes and
bounds as follows: (All bearings based upon Highway Depart-
ment description of a 0.268 acre tract, as recorded under
Film Code No. 004-25-1700, Galveston County, Texas. )
BEGINNING at a 5/8 inch iron rod set for the most easterly
corner of said Lot 11, and also being in the south line of
Timberfield Estates, according to the plat recorded under
Volume 18, Page 27 of the County Clerk's office of Galveston
County, Texas;
THENCE South 41 degrees 58 minutes 55 seconds West (called
South 44 degrees 56 minutes 17 seconds West) along the south-
easterly line of Lot 11, a distance of 519.20 feet to a point
for corner in the bank of Coward's Creek;
THENCE in a northerly direction along the bank of said
Coward's Creek, the following calls:
North 75 degrees 55 minutes 52 seconds West: (called
North 72 degrees 58 minutes 30 seconds West ) a distance
of 33.54 feet to an angle point;
North 61 degrees 57 minutes 22 seconds West (called
North 59 degrees 00 minutes West) a distance of 78.0
feet to an angle point;
North 48 degrees 57 minutes 22 seconds West (called
North 46 degrees 00 minutes West) a distance of 96.0
feet to an angle point;
North 73 degrees 42 minutes 22 seconds West (called
North 70 degrees 45 minutes West) a distance of 186.00
feet to a point for corner in the called northeasterly
Right-Of-Way line of F.M. 518 as described in said
10.938 acre tract;
THENCE North 11 degrees 15 minutes 52 seconds West (called
North 08 degrees 18 minutes 30 seconds West) along the north-

westerly line of said F.M. 518, a distance of 29.97 feet to
a point for corner, said point being the most westerly south
corner of said 0.268 acre tract, as conveyed to Galveston
County;
THENCE South 73 degrees 42 minutes 22 seconds East along the
south line of said 0.268 acre tract, a distance of 34.91 feet
(called 33.34 feet) to a point for corner, said point being
the most easterly south corner of said 0.268 acre tract;
THENCE North 11 degrees 15 minutes 52 seconds West along the
easterly Right-Of-Way line of said F.M. 518, a distance of
30.27 feet to a 3/4 inch iron rod set for corner in the
southeasterly line of a 20.00 foot sanitary sewer easement,
as conveyed to the City of Friendswood and described in an
instrument recorded in Volume 2065, Page 387 of the Deed
Records of Galveston County, Texas;
THENCE along the southerly line of said 20.00 foot easement,
the following calls:
South 73 degrees 06 minutes 45 seconds East a distance
of 174.68 feet to a 3/4 inch iron rod set for an angle
point;
North 44 degrees 52 minutes 05 seconds East a distance
of 332.04 feet to a 3/4 inch iron rod set for an angle
point;
North 76 degrees 15 minutes 30 seconds East a distance
of 153 feet to a 3/4 inch iron rod set for an angle
point;
South 81 degrees 10 minutes 04 seconds East a distance
of 95.29 feet to a 3/4 inch iron rod set for corner in
the common line between the northeasterly line of said
Lot 1 and southwesterly line of said Timberfield
Estates:
THENCE South 48 degrees 04 minutes 36 seconds East (called
South 45 degrees 07 minutes 14 seconds East) along the south-
westerly line of said Timberfield Estates and the northeast-
erly line of said 10.938 acre tract, a distance of 44.60 feet
to the PLACE OF BEGINNING of the herein described tract and
containing within these calls 115,649 square feet or 2.6549
acres of land.
To Have and to Hold the above described premises, together with
all and singular, the rights and appurtenances thereto in anywise
belonging unto the said CLEAR CREEK DRAINAGE DISTRICT, Grantee, and
its successors and assigns forever; and Grantor does hereby bind
himself, his successors and assigns, to Warrant and Forever Defend
all and singular the said premises unto the said Grantee, its

successors and assigns, against every person whomsoever lawfully
claiming, or to claim the same or any part thereof .
This conveyance is made and accepted subject to any and all
restrictions, reservations, interests, or easements affecting the
property of record in the office of. the County Clerk of Galveston
County, Texas, and any valid zoning or other ordinances of the City
of Friendswood, Texas .
