For and in consideration of the sum of Zero Dollars and no cents ($0.00)
consistent with the gifting of the Property by Grantor to Grantee.
Property(including any improvements):
(1) All of the estate, right,title,interest, and claim,either at law or in
equity, or otherwise,of the Grantor of,in and to the real property more particularly
described as follows:
Lots Five (5) and Six (6) of Almas Perdidas Subdivision out of Lot
Seven (7) in Block Six(6) of Friendswood, in Galveston County,Texas,
according to the map or plat of the subdivision recorded in Volume 254-A,
Page 88,of the County Clerk of Galveston County, Texas;
and
That section of a 40 foot road abutting Lots Five (5) and Six (6) of
the Almas Perdidas Subdivision in Galveston County,Texas, out of a
section of the road deeded to D. G. Romeike by the City of Friendswood
and recorded in Deed Record Book 1509, at pages 601-602, of Galveston
County, Texas
together with any improvements constructed thereon by Grantor, and all ways,
easements,rights,waters, privileges, covenants, and appurtenances to the same
belonging,benefiting,or in any way appertaining(the "Property")
(2) save and except
(a)All unpaid taxes and assessments for the year 2018 and all prior years.
(b) All liens,encumbrances, easements,reservations, restrictions,
covenants, easements, zoning ordinances,matters of survey and conditions of record in
the County Clerk Official Records of Galveston County,Texas affecting the Property and
any visible and apparent easements only to the extent the same remain in full force and
effect under their own terms.
Gift and Deed of Property(including any improvements):
Grantor gifts and deeds to Grantee all of Grantor's right,title, and interest
in and to the Property,to have and to hold it to Grantees and Grantees' heirs, successors,
and assigns forever. Neither Grantor nor her predecessors,heirs, successors,or assigns
will have,claim, or demand any right or title to the Property or any part of it.
Grantor does not make (and hereby expressly disclaims and negates) any

representation or warranty,whether expressed or implied or otherwise, created by the use
of any words in this Gift Deed,regarding title to the Property or any part thereof or
regarding any improvements thereon including,without limitation, any warranty of
merchantability or fitness for any particular purpose.
When the context requires, singular nouns and pronouns include the plural.
