alluvion and changes to the adjacent creek; all presently recorded restnctions, reservations,
covenants, conditions, oil and gas leases, mineral severances, and other instruments, other than
hens and conveyances, that affect the property, all zoning laws, regulations and ordinances of
municipal and/or other governmental authonnes, if any, but only to the extent they are still in
effect relating to the heremabove descnbed property

Sarah McKissick or J. R. Williams League, Abstract Number 151,
Galveston County, Texas, being a portion of that certain called
3 . 380 acres of land as described in deed and recorded in the
Official Public Records of Real Property of Galveston County,
Texas, under County Clerk' s File Number 2000040129, also being a
portion of Lots 1 and 10 in Block 3 of Friendswood Subdivision, a
subdivision as shown on map or plat and recorded in Volume 254,
Page 37 of the Galveston County Map Records, said 0 .2974 of one
acre or 12, 956 square feet of land being more particularly
described by metes and bounds as follows:
COMMENCING at a 5/8 inch iron rod with cap found at the
intersection of the Southwesterly right-of-way line of Cedarwood
Drive (40 foot right-of-way) with the Southeasterly right-of-way
line of Stonesthrow Avenue (60 foot wide) ;

pass a 1 inch iron pipe found for reference, in all a total
distance of 69. 90 feet to a point in the Northeasterly line of that
