DRAINAGE EASEMENT

KNOW ALL MEN BY THESE PRESENTS
That Tioy Walker, et ux and Alexander M Young, III, OWNERS do hereby giant
unto the City of Friendswood, the free and uninterrupted use, liberty, and privilege of the
passage in, along, upon and across the following lands in Galveston County, Texas,
owned by us, to wit
(See Exhibit "A" attached)
The Grantors heiein except from this dedication for themselves, their heirs and
assigns, forever, all oil, gas, and other minerals, in and under the land covered by tins
easement dedication, but said Grantors, for themselves, their heirs and assigns, waive all
tight of ingress and egress to and from the surface of the land covered by this easement
for the purposes of drilling, mining, exploring of developing such minerals
For the puiposes of constructing drainage facilities, with the right and privilege at
all times of the Grantee herein, his or its agents, employees, workmen and representatives
having ingress, egress, and regress in, along, upon and across said premises for the
puiposes of making additions to, improvements on, and repairs to said drainage facility or
any part theieof
To HAVE AND TO HOLD unto the said City of Friendswood as aforesaid foi the
purposes aforesaid and on the premises above described

Being a tract or parcel containing 0 069 acre (3,000 square feet) of land situated in the Sarah
McKissick League, Abstract Number 151, Galveston County, Texas, being out of and a part of
Lot 5, Block 11, FRIENDSWOOD SUBDIVISION, a subdivision plat of record in Volume 238,
Page 14 of the Galveston County Map Records (G C M R.), Galveston County, Texas, being
out of and a part of a called 0 981 acre tract of land conveyed to Troy Walker, et ux as
described in deed recorded under Galveston County Clerk's File (G.0 C F ) Number
2006024487, being out of and a part of a called 1 30 acre tract of land conveyed to Alexander
M Young, et ux as described in deed recorded in Volume 3293, Page 217, Galveston County
Deed Records (G C D R.), said 0 069 acre tract being more particularly described as follows
(bearings are oriented to the bearing base reflected on a called 2 39 acre tract of land conveyed
to John H Brothers as described in deed recorded in Volume 2765, Page 19, G C D R )
COMMENCING at a 5/8-inch iron rod found in the centerline and under the asphalt roadbed of
Quaker Bend Drive (60 feet wide), said iron rod for the most northerly corner of said 1 018 acre
tract;
THENCE, South 45°00'00" West, a distance of 30 00 feet to a PK Nail found in the
southwesterly right-of-way (R 0 W) line of said Quaker Bend Drive
THENCE, South 45°00'00" East, along said southwesterly R O W line, a distance of 10 00 feet
to the most northerly corner and POINT OF BEGINNING of the herein described tract,
THENCE, South 45°00'00" West, departing said southwesterly R 0 W line and over and across
