the State of Texas ("GRANTOR"), by resolution of its Board of Trustees dated I-41 2
2024, for and in consideration of TEN AND NO 1(X) DOLLARS (S10,00) and other good and
valuable consideration paid by the GRANTEE herein named, the receipt and sufficiency of which
are hereby acknowledged and confessed, has GRANTED, BARGAINED, SOLD AND
CONVEYED and by these presents does GRANT. BARGAIN, SELL AND CONVEY unto the
CITY OF FRIENDS WOOD, TEXAS, a home-rule municipal corporation located in Harris and
(NI Galveston Counties, Texas, its successors and assigns (collectively "GRANTEE"), all of the

related to the Property: all easements, rights-of-way. reservations of mineral leases respecting
mineral interests, and all other matters of record in the Official Public Records of Real Property of
Harris County, Texas, to which GRANTEE may be legally bound.
TO HAVE AND TO HOLD the above-described property, together with all and singular
the rights and appurtenances thereto and in anywise belonging, unto the said GRANTEE, its
successors and assigns forever, in fee simple absolute. GRANTOR does hereby bind its successors
and assigns. to WARRANT and FOREVER DEFEND all and singular the above-described
property unto the said GRANTEE, its successors and assigns, against every person whomsoever
lawfully claiming or to claim the same of any part thereof, by, through or under the GRANTOR,
but not otherwise.

called 10.0000 acre tract of land conveyed to Clear Creek Independent School District
as described by deed recorded under Harris County Cleric's File (H.C.C.F.) No.
P598262; said 10.000 acre tract of land being more particularly described as follows
