THAT J. Michael LeBlanc, ("GRANTOR"), owner of the below-described property, for
and in consideration of the sum of TEN AND NO/100 DOLLARS ($10.00) and other good and
valuable consideration paid in hand by GRANTEE herein named, the receipt and sufficiency of
which are hereby acknowledged and confessed by GRANTOR, has GRANTED, SOLD, and
CONVEYED, and by these presents does hereby GRANT, SELL, and CONVEY unto the CITY
OF FRIENDSWOOD, a home rule municipal corporation of the State of Texas("GRANTEE"), a
perpetual utility easement in, under, over, along, upon, and across that certain tract of land, being
more particularly described in Exhibit"A," attached hereto and incorporated herein for all intents
and purposes (the "Easement").
TO HAVE AND TO HOLD the above-described Easement, together with all and singular
the rights and appurtenances thereto in any wise belonging, together with the rights of ingress and
egress to and from the Easement for the purposes of constructing, inspecting, reconstructing,
repairing, relocating, altering, maintaining, and removing light poles and related facilities, lines,
and appurtenances, unto the said GRANTEE, its successors and assigns forever.
GRANTOR binds himself as well as his heirs, executors, administrators, successors, and
assigns, to warrant and forever defend all and singular the Easement unto GRANTEE and
GRANTEE'S successors and assigns against every person whomsoever lawfully claiming or to
claim the same or any part thereof.

2, Block 2, FRIENDSWOOD SUBDIVISION, a subdivision plat of record at Plat Record
7, Map No. 20, Galveston County Map Records (G.C.M.R.); being out of that certain
tract of land (Tract 1) conveyed to Michael LeBlanc as described by deed recorded
under Galveston County Clerk's File (G.C.C.F.) No. 2010028818; said 25 sq. ft. tract of
land being more particularly described as follows (bearings are grid and oriented to the
Texas State Plane Coordinate System of 1983, South Central Zone 4204, US Survey
Feet, NAD83(NA2011). Combined Scale Factor (C.S.F.) is 111.00013=0.999870.):
COMMENCING at a bent 5/8-inch iron rod found on the southwesterly right-of-way
(R.O.W.) line of Pecan Drive (60 feet wide) marking the northeast common corner of the
residue of a called 260.00' by 300.00' tract of land conveyed to Community Capital
Corp. as described by deed recorded under G.C.C.F. No. 8127923 and Unrestricted
Reserve "A", Block 4, FIRST BAPTIST CHURCH OF FRIENDSWOOD NO. 2, a
subdivision plat of record under G.C.C.F. No. 2020037475; said 5/8-inch iron rod having
Texas State Plane Grid Coordinates of X=3,175,662,41 and Y=13,760,668.53;
THENCE, North 48°08'50" West, along said southwesterly R.O.W. line, at 98.31 feet
passing the most easterly corner of a called 0.8180 acre tract of land conveyed to
Friendswood TX, LLC as described by deed recorded under G.C.C.F. No. 2023054999,
at 300.40 feet passing the intersection of said southwesterly R.O.W. line with the
southeasterly R.O.W. line of East Heritage Drive (60 feet wide), continuing over and
across said East Heritage Drive for a total distance of 360.40 feet to the northwesterly
