"GRANTOR"), for and in consideration of TEN AND NO/100 DOLLARS ($10.00) and other
good and valuable consideration paid by the GRANTEE herein named,the receipt and sufficiency
of which are hereby acknowledged and confessed, has GRANTED, BARGAINED, SOLD AND
CONVEYED and by these presents does GRANT, BARGAIN, SELL AND CONVEY unto the
CITY OF FRIENDS WOOD, TEXAS, a home-rule municipal corporation located in Harris and
Galveston Counties, Texas, its successors and assigns (collectively "GRANTEE"), all of the
property described in Exhibit "A," which is attached hereto and incorporated herein for all intents
and purposes (the "Property").
This conveyance is made subject to the following to the extent the same are still in effect,
related to the Property: all easements, rights-of-way, reservations of mineral leases respecting
mineral interests, and all other matters of record in the Official Public Records of Real Property of
Galveston County, Texas, to which GRANTEE may be legally bound.
TO HAVE AND TO HOLD the above-described property, together with all and singular
the rights and appurtenances thereto and in anywise belonging, unto the said GRANTEE, its
successors and assigns forever, in fee simple absolute. GRANTOR does hereby bind its successors
and assigns, to WARRANT and FOREVER DEFEND all and singular the above-described
property unto the said GRANTEE, its successors and assigns, against every person whomsoever
lawfully claiming or to claim the same of any part thereof, by, through or under the GRANTOR,
but not otherwise.
