hereinafter called "Grantor," for a good and valuable consideration,
paid by the City of Friendswood, of the County of Galveston. Texas, here-
inafter called "Grantee." does hereby grant, sell, and convey unto
Grantee an easement and right-of-way upon and across the following de-
scribed property of the Grantor$ A 15 ft. vide permanent easement

BEGINNING at a point in the southeasterly line of the 60' right-of-way
of Pine Drive or Arline Drive at the'common northwesterly corner of
reserve "G" and reserve "H" as set forth on the said replat of Polly
Ranch Estates;
THENCE N 27054' E 191.71' with the common southeasterly line of the 60'
right-of-way of Pine Drive or Airline Drive and northwesterly line of
the said reserve "G" to the PC of a curve.
THENCE 290.44' with a curve to the left having a radius of 380.0' with
the common line of the 60'- right-of-way of Pine Drive and of the said
reserve "G" to the westerly end of the southerly line of a 20' drainage
easement centered on the common boundary of reserve "P" and reserve "G",
said point lying N 6000'14" E 283.42' from the 'PC of the curve;
THENCE N 72056' E 15.0' with the southerly line of the said 20' drainage
easement; !
THENCE 301.90' with a curve to the right baviog it radius of 395.0' to
the PT of the curve, said point lying S 6 00'14" W 294.61' from the
previous point;
THENCE S 27054' w 191.71' to a point in the common line of reserve "G"

The right-of-way, easement, rights, and privileges herein grunted
shall be used for the purpose of placing, canstructiog, operating,
repairing and maintaining pipelines for the transmission of water and
sewerage.
The easement, rights, and privileges herein granted shall be
perpetual. Grantor hereby binds himself, his heirs, and legal representa-
tives to warrant and forever.defend the above described easement and
rights un Grantee, its successors, and assigns, against every person whom-
soever lawfully claiming or to claim the same or any part thereof.
This instrument shall be binding upon the heirs, executors, admini-
strators, successors, and assigns of the parties hereto.

Grantee shall have the right to use so ranch of the surface of the hereto-
fore described property of Grantor as may be reasonably necessary to
contruct and install within the right-of-way granted hereby the facilities
contemplated by this grant. Upon the completion of such construction and
installation, Grantee shall replace and restore all fences, wells, or
other structures which nay have been relocated or removed during the con-
struction period, and Grantee shall pay Grantor reasonable compensation
for such fences, walls, or structures which may not be replaced.
