KNOW ALL MEN BY THESE PRESENTS:
THAT I, ELTON KAHN, of the County of Galveston, State of Texas,
hereinafter referred to as Granter, for and in consideration of
the sum of ONE ($1.00) DOLLAR to Grantees in hand paid by the City
of Friendswood, Texas acting by and through the City Council of the
City of Friendswood, Texas, receipt of which is hereby acknowledged,
and for which no lien is retained, either expressed or implied,
have this day Sold, and by these presents do Grant, Bargain, Sell
and Convey unto the City of Friendswood, Texas all that certain
tract or parcel of land in Galveston County, Texas, being a part
of Lot 12, Block 3, of the Friendswood Subdivision of 1525 acres
of land in the J.P. Williams or Sarah McKissick League, Galveston
County, Texas, according to the recorded map or plat of said
Friendswood Subdivision; said land being more particularly described
as follows:
CO�.MENCING at a point in the intersection of that certain road which runs on the Northeast side of Lot 12, Block 3,of the Friendswood Subdivision of Galveston County, Texas, and that certain road which runs on the Southeast side of said Lot 12, at point in said intersection which is 50 feet Northeasterly and 20 feet Southeasterly from the East corner of said Lot 12, with said point being in the middle of the intersection of said roads;
THENCE in a Southwesterly direction along the center line of said road located on the Southeast side of Lot 12, a distance of 50 feet to a point for corner;
THENCE in a Northwesterly direction parallel with the Southeast side of said Lot 12, for a distance of 20 feet to the Beginning Corner of the tract herein described;
THENCE continuing in a Northwesterly direction parallel with the Southeast side of said Lot 12, for a distance of 10 feet to a point for a corner;
THENCE in a Southwesterly direction parallel with the center line of said road located on the Southeast side of Lot 12, a distance of 590 feet to a point for a corner;
THENCE in a Southeasterly direction parallel with Southwest side of said Lot 12, which is the center line of a 40 foot road, a distance of 10 feet to a point for a corner.
THENCE in a Northeasterly direction parallel with a center line of said road located on the Southeast side of Lot 12, for a distance of 590 feet to the place of BEGINNING: AND BEING 5900 square feet, more or less.
Grantor reserves all of the oil, gas and sulphur in and under the
land herein conveyed but waives all rights of ingress and egress
to the surface thereof for the purpose of exploring, developing,
mining or drilling for same; however, nothing in this reservation
shall affect the title and rights of the City to take and use all
other minerals and materials thereon, therein and thereunder.
TO HAVE AND TO HOLD the above described premises herein
conveyed together with all and singular the rights and appurtenances
thereto in any wise belonging unto the City of Friendswood, Texas,
its assigns forever; and Grantor does hereby bind himself, his heirs,
executors, administrators, successors and assigns, to Warrant and
Forever Defend all and singular the said premises herein conveyed
unto the City of Friendswood and its assigns against every person
whomsoever lawfully claiming or to claim the same or any part
thereof.
IN WITNESS WHEREOF, this instrument is executed on this
the day of A.D. , 1966.
