Donald Reed and wife, Betty Sue by deed of record in Volume 11492
Page 408, Deed Records of Galveston County, 'texas, which 0,030 acres
(1300.0 sq.ft.) of land, more or less, is more particularly described
by metes and bounds as follows;
Commencing at the most northerly corner of the above Mentioned
Norby Donald Reed et ux tract of land;
Thence S 45" 00' r along the northeast property line of said
Norby ,Donald Reed et ux tract of land, a distance of 80.0 feet to a
point in the proposed nor°tke st right of way line of EZ Highway 2351
(Choate Road) for the point of beginning of the tract described herein;
Thence continuing S 45° op, E a distance of 10.0 feet to a
point in the existing northwest right of way line of Choate Road;
Thence S 45° 001 W along the existing northwest right of way
lime of Choate Road, a distance of 130.0 feet;
Thence N 45° 001 W along the southwest property line of said
Worby Donald Reed et ux, a distance of 10.0 feet;
Thence N 45Q 00t E along the proposed northwest right of way
line of 2351, a distance of 130.0 feet to the point of beginning.

SAVE and EXCEPT, HOWEVER, it is expressly understood and agreed that Grantors are
retaining title to the following improvements located on the above described prop-
erty, to wit:
Grantors covenant and agree to remove the above described improvements from said land
by , 19 , subject, however, to such extensions of time
as may be granted by the State in writing; and if, for any reason, Grantors fail or
refuse to remove same within said period of time prescribed, then, without any further
consideration, the title to all or any part of such improvements not so removed shall
pass to and vest in the State of Texas forever.
Grantors reserve all of the oil, gas and sulphur in and under the land herein conveyed
but waive all rights of ingress and egress to the surface thereof for the purpose of
exploring, developing, mining or drilling for same; however, nothing in this reserva-
tion shall affect the title and rights of the State to take and use all other minerals
and materials thereon, therein and thereunder.

Beginning at an iron pipe set for the Southeasterly corner of the
herein described tract same being the Northeasterly corner of the
0.72 acre tract hereinbefore conveyed to Harry K. Davis, N.D. et ux,
said corner bearing North 43 degrees 05 minutes East 690 feet and North
46 degrees 55 minutes West 30 feet from intersection of the center
lines of the Friendswood - Pearland Road and the Friendswood -
Ellington Field Road; Thence North 46 degrees 55 minutes West a
distance of 90 feet to an iron pipe set for the Southwesterly corner
same being Northwesterly corner of the H.K. Dis 0.72 acre
tract; Thence North 43 degrees 05 minutes East a distance of 130 feet
to a point for the Northwesterly corner; Thence South 46 degrees
55 minutes East a distance of 90 feet to a point for the Northeasterly
corner, same being Northwesterly line of the Friendswood- Ellington
Field Road; thence South 43 degrees 05 minutes West, along the
Northwesterly line of the Friendswood-Ellington Field Road-a-d-
