The Grantee may do and perform all acts reasonably necessary to construct, operate, maintain, inspect, replace, and relocate said public utilities along, across, over, and under said easement, and operate thereon all necessary machinery and equipment to efficiently prosecute the work. Grantor retains, reserves, and shall continue to enjoy the use of the surface of the easement area for any and all purposes which do not interfere with or prevent the use by Grantee of the easement, rights, and privileges granted herein, subject to all applicable laws and regulations of the State of Texas or its political subdivisions, including Grantee. This release in no way affects any other existing easements for other public purposes. TO HAVE AND TO HOLD, subject to the limitations set forth below, the above- described easement, together with all and singular the rights and appurtenances thereto in any wise belonging, including all necessary rights of ingress, egress, and regress, unto the said Grantee, its successors, assigns, and legal representatives, forever, and Grantor does hereby bind itself, and its successors and assigns, to warrant and forever defend, all and singular, the said easement and rights unto the said Grantee, its successors, assigns, and legal representatives, against every person whomsoever lawfully claiming or to claim the same or any part thereof.
